Replacing siding on a home in Welches requires more than choosing a new color and installing boards.
The exterior needs to function as a complete system.
When old siding is removed, we can inspect areas that were previously hidden and identify problems such as deteriorated sheathing, damaged framing, failed flashing, improper weather barriers, and other signs of moisture intrusion.
Our siding replacement projects can include:
Our goal isn’t simply to cover your home with new siding. We want to build an exterior system that provides long-term protection for your Welches home.
Welches sits along the Mt. Hood corridor, where homes experience conditions that can be especially demanding on exterior building materials.
Moisture is an obvious concern, but it isn’t the only one.
Homes in and around Welches can experience prolonged wet periods, snow and ice, freezing temperatures, significant seasonal temperature changes, heavy tree coverage, limited sunlight, organic debris, and slower drying conditions.
These conditions make water management behind the siding especially important.
Even premium siding can experience problems when water gets behind the exterior and has no reliable way to drain or dry.
That is why Elite Home Exteriors NW puts so much emphasis on what goes behind your siding, not just what homeowners can see when the project is finished.
Wood-based siding products can deteriorate after repeated exposure to moisture, especially around vulnerable areas such as windows, doors, decks, roof-to-wall transitions, and siding installed too close to roofs or grade.
Warning signs can include swelling, soft siding, peeling paint, cracked edges, deteriorating trim, or sections that no longer sit flat against the wall.
Some of the most expensive exterior problems aren’t visible until the old siding is removed.
Water can enter around improperly flashed windows, doors, penetrations, siding transitions, and other vulnerable areas.
Over time, trapped moisture can damage sheathing and framing.
That’s why proper flashing and water management are major parts of our siding replacement process.
Windows and doors create some of the most important waterproofing transitions on a home’s exterior.
We pay close attention to these areas during replacement and integrate membrane flashing with the weather-resistant barrier to create a more complete drainage system.
Z-metal and other flashing components help direct water away from vulnerable horizontal transitions.
Improper or missing flashing can allow moisture to repeatedly reach areas that were never intended for prolonged water exposure.
Siding doesn’t necessarily have to be visibly rotting to need replacement.
Cracks, loose boards, warping, repeated paint failure, deteriorated joints, soft areas, and widespread aging can all indicate that it is time to evaluate the exterior.
Elite Home Exteriors NW specializes in James Hardie siding installation throughout the Portland metro area and surrounding Oregon communities.
James Hardie fiber cement is one of our preferred siding systems because it combines durability with a wide range of architectural styles.
Depending on your home’s design, options can include:
HardiePlank provides the traditional horizontal siding appearance found on many Pacific Northwest homes.
Homeowners can choose different textures, exposures, colors, and trim combinations to create anything from a traditional mountain-home exterior to a cleaner modern design.
Board and batten is an excellent option for homeowners looking for a more distinctive vertical siding design.
It can be installed across the entire home or combined with lap siding to create architectural accents on gables, entries, and other focal areas.
Shake-style fiber cement siding can provide the character of traditional cedar shake without relying on natural wood as the primary exterior siding material.
We frequently use shake as an accent in gables and other architectural areas.
The trim package is an important part of the finished siding system.
Properly designed window, door, corner, and transition details give the home a finished appearance while allowing flashing and siding components to work together correctly.

Beautiful siding is important.
What’s behind it is even more important.
One of the biggest differences between a basic siding installation and a properly designed exterior replacement is the attention given to water management.
Our siding systems can incorporate a drainable weather-resistant barrier that creates a pathway for incidental moisture behind the siding to drain.
We also use compatible flashing membranes around vulnerable areas such as windows and doors.
Depending on the project, our waterproofing system may include:
These components work together to help manage water before it reaches the structural wall assembly.
For homes around Welches, where wet conditions and slower drying can be common, we believe this attention to the building envelope is critical.
One of the advantages of a complete siding replacement is that removing the existing exterior gives us an opportunity to inspect what is underneath.
If we discover dry rot or water damage, we can address affected components as part of the larger siding project rather than simply covering the problem with new material.
This is different from offering small standalone rot repairs.
Elite Home Exteriors NW focuses on larger siding replacement projects where rot repair is connected to correcting the exterior system that contributed to the damage.

It may be time to have your exterior evaluated if you’re noticing:
One damaged board doesn’t necessarily mean the entire house needs new siding.
However, widespread deterioration or evidence of water getting behind the exterior deserves a closer inspection.
We start by evaluating the existing siding, trim, flashing, penetrations, and other visible components.
We also discuss what you’re experiencing with the home and what you want to accomplish with the remodel.
We’ll help you evaluate James Hardie siding profiles, textures, trim options, accent materials, and exterior colors.
The old siding is removed so the wall assembly underneath can be properly evaluated.
Once exposed, we inspect accessible areas for deterioration or water damage.
If rot is discovered, we’ll explain what we found and what needs to be corrected.
A new weather-resistant barrier and appropriate flashing components are installed as part of the exterior water-management system.
Your new siding and trim are installed according to the appropriate manufacturer requirements and project specifications.
For pre-primed siding projects, we can complete the exterior with a professional paint system for a finished, durable appearance.
We inspect the completed exterior, review the finished project, and clean the work area.
You can view examples of our work in our siding project gallery and before-and-after siding projects.
Hiring the right siding contractor is about more than comparing estimates.
The details behind the siding can determine how well the exterior performs for years after the project is completed.

We believe homeowners should be able to discuss their project with someone who understands siding installation—not simply someone trained to sell a contract.
You’ll work directly with company ownership during the estimating and planning process.
We’re not interested in simply making the exterior look new.
We focus heavily on the weather barrier, flashing, penetrations, transitions, clearances, and other details that help the exterior manage water.
We’ve opened exterior walls and found damage that homeowners never knew existed.
That experience influences how we approach every replacement project.
We stand behind our installation with our Lifetime Workmanship Warranty for as long as the original homeowner owns the home, subject to the terms of the warranty.

Mountain-area homes can have architectural and environmental conditions that differ from properties closer to Portland.
Tree coverage, rooflines, decks, elevation changes, snow accumulation, shaded walls, and exposure to wind-driven rain can all affect exterior design.
That’s why we don’t believe in a one-size-fits-all siding system.
We evaluate each home individually and pay particular attention to areas where water may collect, drain, splash, or become trapped.
The objective is simple:
Build a beautiful exterior while giving water a reliable path away from the structure.
Elite Home Exteriors NW provides siding replacement services throughout the greater Portland area and communities along the Mt. Hood corridor.
In addition to Welches, our service area can include nearby communities such as:

There isn’t one material that’s right for every home, but Elite Home Exteriors NW frequently recommends James Hardie fiber cement siding for Pacific Northwest siding replacement projects because of its durability and resistance to common problems that affect wood-based siding.
The siding itself is only part of the system. Proper weather barriers, flashing, clearances, caulking, and installation are equally important.
Fiber cement siding is resistant to the type of rot that affects traditional wood siding. However, the wall assembly behind any siding can still suffer moisture damage if water is allowed to enter through improper flashing or other installation defects.
That’s why we focus on the complete exterior system.
Yes. When rot or water-damaged components are discovered during a complete siding replacement, we can address those conditions as part of the larger exterior project.
