Managing a multi-family siding replacement requires more than choosing a new siding color. Property owners, HOA boards and management companies need an experienced contractor who understands occupied buildings, resident communication, site safety, phased scheduling and the importance of protecting the complete exterior wall system.

Elite Home Exteriors NW provides professional multi-family siding replacement in Vancouver, WA, and throughout Clark County. We work on apartments, condominiums, townhomes, duplexes and multi-building residential communities affected by aging siding, installation defects, moisture intrusion and hidden structural damage.

Our work goes beyond installing new siding. We evaluate the exterior assembly, remove failed materials, document concealed damage and rebuild the wall system with carefully integrated weather barriers, flashing, trim and siding.

Multi-Family Siding Replacement in Vancouver and Clark County

A siding failure on a multi-family property can affect far more than curb appeal. Moisture entering behind the exterior cladding may damage wall sheathing, insulation, framing, windows and interior finishes. When several buildings or units share the same original construction details, an isolated problem can indicate a larger system-wide failure.

Elite Home Exteriors NW helps property owners and managers address these concerns with a complete, organized siding replacement process.

We provide exterior siding solutions for:

    • Apartment buildings and apartment complexes
    • Condominium communities
    • Townhome developments
    • Homeowners associations
    • Duplexes, triplexes and fourplexes
    • Senior living and assisted-living properties
    • Mixed-use residential buildings
    • Multi-building rental communities
    • Other occupied multi-unit properties

Every property is different. We develop the scope around the building type, existing siding, observed damage, access requirements, resident needs and long-term objectives of the ownership or association.

Common Siding Problems on Southwest Washington Multi-Family Properties

Vancouver and Southwest Washington experience prolonged seasonal rain, wind-driven moisture and repeated wetting and drying cycles. These conditions can expose weaknesses in siding, flashing and weather-resistant barrier installations.

    We frequently evaluate properties with:

    • Rotting engineered wood, cedar or T1-11 siding
    • Cracked, warped or faded vinyl siding
    • Swollen siding edges and deteriorated trim
    • Loose, damaged or improperly fastened fiber cement siding
    • Missing flashing above windows, doors and horizontal transitions
    • Failed caulking at penetrations and trim intersections
    • Siding installed too close to roofs, decks, soil or concrete
    • Water stains around windows and wall penetrations
    • Soft sheathing or structural framing behind the siding
    • Outdated, damaged or improperly integrated weather barriers
    • Repeated repairs that have not corrected the source of the leak
    • Peeling exterior paint caused by moisture behind the siding
    • Mold, mildew or musty odors reported inside individual units

Visible damage may represent only a small portion of the problem. Water can travel behind siding and appear far from its original entry point. That is why we evaluate the complete wall assembly instead of simply covering a failed system with new material.

More Than New Siding: A Complete Building-Envelope Approach

The long-term performance of a siding project depends heavily on what happens behind the finished surface.

New siding cannot compensate for damaged sheathing, missing flashing or an improperly installed weather-resistant barrier. Before installing the finished exterior, our team addresses the components responsible for directing water away from the structure.

Depending on the building and approved scope, the wall system may include:

    • Removal and disposal of existing siding and trim
    • Inspection of exposed wall sheathing
    • Documentation of concealed water or rot damage
    • Replacement of damaged sheathing, insulation or framing as authorized
    • Installation of a drainable weather-resistant barrier
    • Flexible flashing membrane around windows, doors and penetrations
    • Z-flashing above windows, doors and horizontal trim
    • Kickout, ledger and roof-to-wall flashing coordination where applicable
    • Properly detailed utility blocks and exterior penetrations
    • New corner, window, door and transition trim
    • Manufacturer-compliant siding clearances and fastening
    • Professional caulking and exterior paint systems
    • Final quality-control review and project walkthrough

We commonly use products such as HydroGap® Drainable Housewrap and compatible flashing membranes when they are appropriate for the project. Material selection and detailing are determined by existing conditions, building design, manufacturer requirements and the approved scope of work.

Explore our James Hardie siding contractor services and learn more about choosing siding for apartment properties.

Why James Hardie Is a Strong Multi-Family Investment

Multi-family property owners must consider more than the initial material price. Maintenance cycles, repair frequency, water-damage exposure, resident satisfaction and long-term property value all affect the actual cost of an exterior renovation.

James Hardie fiber cement siding offers several potential advantages:

    Resistance to Moisture-Related Deterioration

Fiber cement does not swell or decay like unprotected wood-based siding. It must still be installed with proper flashing and moisture management, but the siding itself provides a durable exterior surface for the Pacific Northwest climate.

    Reduced Maintenance Requirements

A professionally installed fiber cement system can reduce recurring repairs associated with deteriorating wood, brittle vinyl or chronically failing engineered siding.

    Consistent Appearance Across Multiple Buildings

James Hardie offers coordinated lap siding, panels, shingles and trim that can create a unified appearance across an apartment complex, condominium community or townhome development.

    Fire and Pest Resistance

Fiber cement is noncombustible and does not provide a food source for wood-destroying insects.

    Long-Term Manufacturer Protection

Many James Hardie siding products include substantial manufacturer warranty coverage when installed and maintained according to applicable requirements. Review our James Hardie siding warranty information for additional details.

Multi-Family Siding Project Planning and Resident Coordination

A successful apartment or HOA siding project must protect the property while respecting the people who live there.

Before construction begins, we work with the authorized property representative to establish expectations for access, working hours, exterior preparation, parking, landscaping, pets, balconies and other site-specific concerns.

    Project planning may include:

    • Defined communication with the owner, board or property manager
    • A detailed written scope of work
    • Building-by-building or elevation-by-elevation scheduling
    • Resident preparation and notification information
    • Coordination of scaffolding, material delivery and waste containers
    • Identification of parking and access restrictions
    • Protection of landscaping and exterior property
    • Daily cleanup and safe material storage
    • Procedures for documenting concealed damage
    • Written authorization for work outside the original scope
    • Progress updates for the designated project contact
    • Final walkthroughs and completion documentation

For larger properties, phased construction can help reduce disruption and keep the site manageable. The appropriate sequence depends on the number of buildings, layout, access, weather, material availability and extent of underlying damage.

    Our Multi-Family Siding Replacement Process

    1. Initial Property Consultation

We begin by discussing the property type, number of buildings, existing siding, known leaks, repair history, budget considerations and desired project timeline.

    2. Exterior Assessment

We inspect accessible exterior areas for visible deterioration, installation defects, flashing concerns and other signs of moisture exposure. When appropriate, we identify areas that may require additional investigation.

    3. Scope Development and Estimate

You receive a written proposal describing the planned removal, siding system, trim, weather barrier, flashing, finishing and other included work. The proposal also establishes how concealed damage and authorized changes will be handled.

    4. Preconstruction Planning

After approval, we coordinate materials, colors, access, staging, resident preparation and the projected construction sequence with the authorized property representative.

    5. Siding Removal and Wall Inspection

Existing siding and designated trim are removed so the underlying wall can be evaluated. If concealed damage is discovered, we document the condition and explain the recommended correction before completing work outside the approved scope.

    6. Rot Repair, Weatherproofing and Flashing

Authorized repairs are completed before the new siding system covers the wall. The weather barrier and flashing are then installed and integrated to help direct water away from vulnerable areas.

    7. Siding, Trim and Exterior Finishing

The approved siding and trim are installed according to the project specifications and applicable manufacturer instructions. Field-painted projects receive the specified exterior coating system.

    8. Quality Review and Final Walkthrough

We inspect completed work, address applicable punch-list items, clean the project area and conduct a final walkthrough with the designated property representative.

Comparing Siding Options for Multi-Family Properties

Selecting siding for an apartment, condominium or townhome community requires balancing initial cost, durability, maintenance, appearance and long-term performance. The best choice depends on the building, budget and ownership goals.

    James Hardie Fiber Cement Siding

    • Resists swelling, rotting and deterioration caused by moisture
    • Noncombustible and resistant to damage from wood-destroying pests
    • Available in lap siding, panels, shingles and board-and-batten styles
    • Provides a consistent, professional appearance across multiple buildings
    • Requires less ongoing maintenance than many traditional wood siding products
    • Remains dimensionally stable when properly installed
    • Typically has a higher initial cost than standard vinyl siding
    • Offers strong long-term value for apartment, condominium and HOA properties
    • Must be installed with proper flashing, weather barriers and clearances

    Vinyl Siding

    • Does not rot and generally requires limited routine maintenance
    • Frequently has a lower initial material cost
    • Available in numerous colors and siding profiles
    • Can crack, loosen, warp or deform from impact and temperature changes
    • May allow water behind the panels when damaged or improperly installed
    • Colors and profiles can be difficult to match when products are faded or discontinued
    • Visible seams may affect the appearance of larger apartment buildings
    • Requires proper flashing and weather-barrier protection behind the siding

    Wood and Engineered Wood Siding

    • Provides a traditional appearance with several profiles and textures
    • Can be painted in a wide range of colors
    • Requires dependable coatings, flashing and ongoing maintenance
    • May swell, split, decay or delaminate when exposed to prolonged moisture
    • Can become vulnerable to pests when deterioration is present
    • Usually requires more frequent painting, sealing and repair
    • Matching older textures and dimensions may be difficult
    • Long-term maintenance costs should be considered alongside the initial price

Which Siding Is Best for a Multi-Family Property?

For many Southwest Washington apartments, condominiums and HOA communities, James Hardie fiber cement siding provides the strongest balance of durability, appearance, moisture resistance and long-term maintenance.

However, no siding material can protect a building by itself. Long-term performance also depends on correctly installed weather barriers, flashing, trim, penetrations and siding clearances.

Elite Home Exteriors NW evaluates the complete exterior wall system and recommends materials based on the property’s condition, design and long-term objectives—not simply the lowest upfront price.

Proven Experience With Multi-Building and Occupied Properties

A multi-family property deserves more than generic residential sales language. Owners and management teams need evidence that a contractor understands repetitive building details, extensive wall areas, occupied-site logistics and the consequences of concealed moisture damage.

Our completed work includes a nine-building multi-family siding project in Gresham, Oregon, where deteriorated wood siding was removed and replaced with a combination of smooth James Hardie lap and panel siding. The work included weather-barrier installation, flashing, trim and a Sherwin-Williams exterior coating system.

We have also completed siding replacement on occupied multi-family townhomes in Milwaukie, Oregon. That project involved removing vinyl siding, addressing long-term water damage and rot, installing a new weather-resistant barrier and flashing system, and completing the buildings with James Hardie lap siding, trim, soffit and painted finishes.

These projects demonstrate the same planning, waterproofing knowledge and installation standards we bring to apartments, condominiums and townhome communities in Vancouver and throughout Southwest Washington.

View examples in our siding project gallery and before-and-after siding collection.

Signs Your Apartment or HOA May Need Siding Replacement

Schedule an exterior evaluation if your property has one or more of the following conditions:

    • Siding that is cracked, warped, swollen or pulling away
    • Repeated leaks around the same windows or walls
    • Rotting trim at windows, doors, decks or roof intersections
    • Soft or deteriorated siding near the bottom of walls
    • Interior water stains, mold or musty odors
    • Peeling or bubbling exterior paint
    • Pest activity associated with damaged siding
    • Open joints or missing flashing
    • Multiple sections that have already been patched
    • Increasing exterior maintenance expenses
    • Uneven appearance across buildings
    • Siding that has reached the end of its practical service life

A small localized repair may be appropriate when the surrounding wall system remains sound and the source of the problem can be corrected. However, repeated patching becomes less effective when failures are widespread, matching materials are unavailable or the existing weather barrier cannot be properly integrated.

We provide an honest evaluation and explain whether targeted work or broader replacement offers the stronger long-term solution.

Working with Ian and his team was a wonderful experience. We met with a handful of companies before picking a contractor. Most spent hours mansplaining how siding works through formal presentations with imagery of worst case scenarios and reasons for why you should only work with their team. Ian listened to us, respected our time, and was very easy to work with. His team did incredible work with the siding and roofing on our house, and they went above and beyond to help us add a new covered entrance to our home. Our house feels brand new and we couldn’t be happier with it or our experience throughout this process.

Really wish we were able to give 6 stars here... Bottom Line: Elite Home Exteriors NW (Ian & the whole team) made one of the largest projects we've tackled absolutely seamless with spectacular results. We are soooo happy with how everything turned out! Our home was built around 1920, covered in very old cedar shakes and was probably one of the more... interesting and "unique" houses this team had to work with. Nothing is square/level, exterior electrical conduit/plumbing stack everywhere, we found dry rot and missing sheathing - you know, all the fun problems. Ian convinced us (and later proved to us) that his team could handle it. Some of the highlights of Elite's work: - From the first meeting with Ian and getting a proposal, we knew we were getting an honest and genuine quote. He made us feel so comfortable with the project and helped us see the end result - The quote came in and hit our budget goal, right from the get go - The crew that came to demo and remove all the old siding were great to work with. They identified problems, notified us promptly and came up with some great solutions to resolve (dry rot, missing studs, missing sheathing) - The same crew cleaned up every night before they left and were always ready to go first thing in the morning - New house wrap (great house wrap by the way) and siding went up over the course of a week. We were super impressed with some of the specialized cuts they had to make! - Later, they pressure washed the ENTIRE house (including the deck) and started caulking. The caulking in and of itself looked fantastic - A separate painting crew came through and finished up the project ahead of schedule. The overall masking and attention to detail getting all the eaves, beams, gutters, downspouts painted went flawlessly (props to Sherwin Williams paint BTW) Overall, what we thought was going to be a long, drawn-out and stressful project only turned out to be the exact opposite. Ian's crew(s) took just over a month to finish this two story house with detached garage. We still walk around the house every night and admire the quality of the work and reflect on just how happy we are with the whole situation. It honestly feels like a brand new house... We would HAPPILY recommend Elite Home Exteriors NW to anyone looking to tackle siding replacement and painting for their homes!

The South wall of the house had rot and cut siding from a previous connected wood deck. Ian was a pleasure to work with and a consummate professional from start to finish. He answered detailed questions, gave me several options to fit within my budget. Ian communicated with me throughout the process, and was accommodating when I requested more detail, or a change during planning phase. His crew shows up on schedule, were friendly and courteous of my property, and cleaned up thoroughly before leaving. The job was completed quickly and within budget. The new siding and paint is an asset to this house and exceeds my expectations. I enjoyed working with Ian, and would recommend Elite Home Exteriors NW to anyone considering a siding update for their home.

Nice job by Nick and his team. I'm a realtor and needed to have a vinyl repair job done for my client. The vinyl siding was melted by long term use of a BBQ grill. Nick & crew matched the style and color perfectly. The job was done quickly, on time, and the invoice matched the quote. If you need the job done, and done correctly, call Elite Home Exteriors, they'll take care of you. Look no further! Dennis Hildebrand

We hired Elite Home Exteriors to remove vinyl siding and replace it with Hardie lap siding. We were concerned that water may have leaked behind the vinyl siding and caused unseen damage. We got several bids and Ian's bid was not the lowest, but it was the most detailed in terms on scope of work and he offered a much better warranty than the other companies. Ian patiently answered all of my questions either verbally or by email and made me feel comfortable with his competence to do a great job for us. And he did! His crew was well-trained and paid attention to detail. The work was done well and completed in a timely manner. The workers cleaned up after they finished and did not leave any loose ends. I highly recommend Elite Home Exteriors for any siding project you may be considering.

Ian and his crew did an outstanding job replacing and painting the siding on the south side of our home. Communication was great, the job site was thoroughly cleaned, workers were efficient and courteous, and the price was toward the lower end of the six bids we obtained. Thank you, EHENW!

Needed some siding and soffit work on a 1922 aluminum siding dormer. Ian came out, looked at the project, and started the very next week. All of his workers were top notch and friendly. They even relocated a squirrel family living in our eaves. This job was done quickly and efficiently and the communication was excellent. Ian came out several times to check on the work and answer any questions we had. Their cleanup was great- just a few stray nails and debris, but that’s to be expected. He actually fixed a couple of areas that weren’t in the scope of the project for no extra charge. The painters he subcontracted with were also wonderful. I HIGHLY recommend Ian and his team for any of your siding needs.Couldn’t have gone smoother and I know that’s not always the case.

We invited Ian to provide an assessment and bid on some decaying wood decorative shingles on our home. From the minute he pulled up and walked around, this felt like someone I could trust. There was one area of concern that may have some rot into the house. When his team got to that section they were unsure what they would find. And to my pleasant surprise and appreciation, they found nothing. A small section that he fixed for free, not more in the bid. His team was prompt, friendly, and did an exceptional job. From preparation to final clean up, this is the type of vendor you want to have everyone emulate his professionalism, honesty, and commitment to follow up and making things right. He has earned our business for life and would recommend him to any friends, family, or neighbors.

Choose this company for you siding, you won't be sorry! The owner Ian, is far and above best contractor I have ever worked with. Excels at communication, follow up and explains everything in a friendly non-pressure way. I interviewed three other contractors, before settling on Elite. I knew I would be in good hands for this huge investment with Ian as he was genuine and sincere about providing the best result. Both the siding and the paint crew are top notch professionals, with a great work ethic and attention to detail, they are Hardie trained so you can be sure the installation was done to the highest standard and it shows! We went from ugly worn out 20 year vinyl to James Hardie siding, and the difference astounding, very very happy with what feels like a new house now.

Ian Vidovic is the owner/manager of Elite Home Exteriors, and we consider ourselves extremely fortunate to have accepted his bid for replacing the hardi-plank siding on an exterior wall of our house in Camas, Washington. Our house is on Prune Hill, and the eastern wall faces the onslaught of the Gorge winds and its rain, snow, and ice storms. Long-term damage in our 22-year old house included dry rot all the way to the studs. Ian's bid was not only reasonable, but his word was bond. His crews came on time, as promised. The demolition was completed in one day. The replacement siding in another day. The wall was pressure-washed and painted by a professional crew. Ian was honest, communicative, and very personable. He is the BEST contractor we have ever employed, and we highly recommend him and his company. Stephen Chipps & Laura Sherrill

Ian did incredible work for my clients and I!! I am a real estate broker and it's so difficult to find a siding company that can work within the timing constraints of a real estate transaction. Ian did! In the inspection period, it was discovered that my client's soon-to-be-home had siding that was completely failing. Ian went out same day to take a look and provided a quick and accurate quote a few hours later. Not only was his pricing reasonable, but he was able to get the siding job completed before the close of the transaction. My clients have moved into their freshly sided home and are eager for Spring so they can work with Ian to paint it!! He was so communicative and friendly throughout the process. I will be calling him for my own home and recommending him to clients as well! 10/10!

I would definitely recommend calling Ian at Elite Home Exteriors NW. He is a certified Hardi Plank installer. We unfortunately hired another company to save a couple thousand dollars. (Small HOA, I was out numbered) I really wanted to hire him for several reasons. They are Elite Preferred Installers and definitely deserve and have earned the title. Ian was so helpful and knowledgeable when we were getting estimates for the job. Even though we used a different siding company, he was kind enough to come and inspect the job after installation and before painting!. So thankful he did this for us! He found a piece of Z metal flashing was completely missing on top of a trim board. These details are so important! And something a layman like us, are just not going to notice. He also pointed out how thin the caulking line is. I noticed it was not a nice pretty, straight, clean line. Definitely makes sense that it should be thicker. He also would have replaced the old plastic vents with a newer type that birds can't get into and build their own little homes. Which makes perfect sense! When your replacing 26 year old siding you should upgrade vents also. I really can't express how much I appreciate all of Ian's help. I would highly recommend hiring him for your Hardie Plank installation. He knows the product and installation process very well and has a sharp eye for details. Which is really what you want and need when spending thousands on siding. Thank you Ian! Thank you so much for all of your help.

Ian the owner was very knowledgeable and was willing to be extremely flexible in bidding my project. One of the best companies I had out to look at my siding project. They use quality materials and have a pride in excellence that is refreshing to see in the industry. I would refer him to my best friend.

I had the pleasure of working with Ian Vidovic to discuss our home siding project, and I couldn't be more impressed! Ian's expertise is truly unmatched. He took the time to explain various cost-saving options, ensuring that we didn’t feel pressured into making any long-term decisions before we were ready. His honesty, kindness, and deep knowledge of his craft gave us complete confidence in our choices. It's rare to find someone in this industry who genuinely cares about the client's needs above all else. If you're looking for a siding expert who is both skilled and trustworthy, I highly recommend Ian. Thank you, Ian, for your exceptional service!

I received multiple estimates on my siding job and the only company that followed through with a thoughtful plan and a reasonable price was Elite. Ian provided excellent customer service, quality work and 100% reliability. I highly recommend Elite!

My home has a fairly complex exterior, and we were looking to re-side the home as we were dealing with constant issues of water intrusion. I was searching the greater Portland/Vancouver area for Siding Contractors for Hardie Siding, as we really just wanted something that would hold up against the elements and protect us in the case of any nearby fires (we’re close to some woods). After meeting Ian from Elite Home Exteriors, we decided to go with him and we couldn’t have been happier that we decided to go with him as out Siding Contractor. We had additional problems from the water damage too, and the folks he recommended were also top notch. Ian and team are a James Hardie Elite Preferred Siding Contractor, which means basically that he’s passed the highest certification for installing James Hardie siding products. I would work with him again, but based on his fit and finish, I probably won’t need to! Thanks Ian!

I have to say, Ian has been a joy to work with. He is professional, thoroughly helpful, knowledgeable, and detail focused. His standards for fit and finish meant that the job is done right the first time… which is not something I can say for every siding contractor I’ve ever worked with. For what it’s worth, Ian is a James Hardie Elite Preferred Siding Contractor, which means he has passed the highest standards of how to properly and beautifully install James Hardie siding products. Hardie siding is a pretty great fit for the northwest, as it resists both water AND fire… I am frankly relieved by no longer having to worry about water intrusion after the great job that Ian and Elite Home Exteriors did on our home. I would absolutely work with them again.

Working with Ian and his company was an absolute pleasure. I currently own 2 homes and have had 3 previous houses, so I’ve had experience with many contractors over the last 20 years and most are not good. My husband and I had a water intrusion issue (undisclosed to us during a house purchase) that we subsequently discovered for ourselves 6 months later in the rainy season. After meeting with many contactors to figure out how to execute the repair, we decided that their prices were outrageous even for just a patch job and we decided to do the right thing and replace all the wood siding with Hardie plank. My husband found Ian online, and we met with him. He is excellent at communication, through emails/text and/or phone calls. He was always pleasant to meet with and didn’t talk to me as if I was a dumb homeowner, which happens quite a bit in this industry. He was happy to answer all my questions and work with us on a documented design for adding architectural details so there was no questions on how the job would look. He and his crew were always punctual and professional. They finished the job ahead of schedule and did everything promised. Honestly, the water intrusion situation was very stressful, but Ian made it a pleasure to get resolved. I am so happy that we went with him and have had excellent results. My high-strung HOA was even happy about his work and gave us a compliment. I wholeheartedly recommend him, and I would be happy to talk to anyone wanting a reference about our pleasant experience. It isn’t every day that such a huge job is completed with such ease and professionalism. I 100% recommend working with Ian and Elite Home Exteriors NW – you won’t be disappointed!

Glad I hired Ian and his team to replace siding on the south-facing side of my house. Communication with Ian throughout project was as good as any contractor I've worked with. The work was done well, went smoothly, just what you want. Also glad to see them not show up in expensive vehicle wrapped graphics, etc that the customer pays for. I'll have more siding to do on my house and will hire them again.

Work performed - Independent Siding Consultation and Detailed Work Estimate We contacted Ian V. at Elite Home Exteriors NW after searching online for a specialist siding contractor and then speaking to his father in WA while Ian was on a family vacation… he came to quote promptly upon his return, for a very large exterior home renovation project. The bid came from Ian quickly, following a thorough walk-through inspection and in great detail, and was several thousand dollars less than 2 other bids we’d received for exactly the same scope of work. Although we chose to use another company to work with, Ian remained gracious, asked some great questions to remain involved with our decisions, and even came and visited the work site to consult after siding work had started (and framing/shiplap was exposed to assess damage and advise). He wanted to ensure that although we weren’t employing his company, that his competitor wasn’t missing anything that would jeopardize the success of the overall project and that we could feel confident in our discussions with them when the time came to discuss details of the repair process. When asked about compensation for this service, he graciously declined, gave us his ideas and thoughts so we could remain entirely informed, and confident of the work being performed. He remained available as an independent resource. We know there are a lot of choices to make when renovating a home, and although we didn’t use Elite in this occasion, we feel extremely lucky to have met Ian and look forward to working with them in some capacity in the future. Incidentally, he connected us to his roofing colleagues who replaced our roof and our experience with them was second to none… the pair are a real class act. Wholeheartedly recommend contacting them, allowing them to bid on work and discussion expectations, as they are very experienced in quite unorthodox situations relating to siding repair, replacement and dry rot arising from compromised stucco and EFIS. We honestly can’t thank Ian & his team enough for caring (unequivocally) for us from the outset.

I chose to contract the team at Elite Home Exteriors NW to replace my siding as they had a fair price and provided a detail guide of materials, process and standards. They exceeded my expectations by finishing work early, were quick to communicate, did a fantastic job of replacing the siding and the team that did the install were friendly and helpful. I would solidly recommend Elite Home Exteriors!

We hired Elite to replace our 90 year old cedar shingle with Hardie siding (10 inch reveal + board/batten). They also replaced our gutters and painted the house. From start to finish, Ian and Nick were a pleasure to deal with. We closely compared their bid to another contractor and decided to go with them even though they were marginally more expensive as they added more value during the sales process to our decision making and it felt like their bid was "more inclusive". The work itself was done to a very high quality and any issues were resolved quickly and fairly. As part of the siding work, we found some significant dry rot in our sill plate and rim joist on one corner. Elite took this repair work on for a very reasonable cost and ensured it didn't impact the overall schedule. Elite were also very flexible when our requirements changed for certain sections during the process and when there was a cost differential it was always very reasonable. I would strongly recommend Elite to anyone, we are delighted with the finished product and have had many positive comments from neighbours and passers-by.

We hired Elite Home Exteriors to replace the siding on the back of our house with James Hardie Sierra 8" fiber cement as the old T1-11 siding was showing its age. The rest of the T1-11 siding on the house looked good so we opted to leave it in place except for one section where a previous owner had cut through the siding to install a dog door. We had this additional section replaced with matching T1-11 siding. After the siding was installed/replaced we had Elite Home Exteriors paint the house as well. I felt like we were in good hands throughout the entire process. Ian was very helpful guiding us through the process from start to finish and very quick to respond to any questions we had along the way. The crews that worked on the house were great and answered even more questions I had the days the work was being done. The siding looks great. The paint job looks great. These guys know what they are doing.

Ian and Nick did a great job on our bungalow downtown. It was a full siding replacement, roof, and paint job. It was a big job. We got six quotes because we were interested in repairing the original siding under the outer layers. We eventually realized this wasn't feasible because there wasn't any barrier under the original siding - not even paper which does exist on some early 1900s houses. Ian was great at listening to our requirements and just as good at getting his team to implement them. We are very happy with the work they did and would highly recommend them. Simply put, after getting all the quotes it was clear Ian understood what we wanted when he put it in writing. More importantly it was all delivered at the cost that was in the quote. I'd highly recommend this company to anyone.

We worked with Elite Home Exteriors NW for both replacing our roof and refreshing our exterior paint. Ian and all of his crew were incredibly great to work with, staying communicative along the whole process from start to finish and being flexible with their schedules! Additionally, they took extra measures to ensure the outcome of those projects (i.e. pressuring washing the entire house, cleaning up gutters, and fixing/replacing broken siding). Both projects went along without a hitch and our home looks brand new (and AMAZING). Quality products, quality service, but more importantly…quality people who take great pride in the services they provide. I highly recommend them to anyone needing to replace or upgrade their homes. It was a brilliant experience and couldn’t be more thankful for hiring them.

This project was a complete Hardi residing of a two story house with complicated roof lines and many windows. The siding work was completed in November and final paint in March '21 (due to our typical Vancouver WA rainy weather moving in for the season!). The final result is excellent! Both teams, siding and paint, were meticulous and focused on the finer details. They were a pleasure to work with. From initial quotes through to regular updates during the project, communication was responsive and thorough. Ian, co-owner and customer facing rep, was a pleasure to work with and his customer focused attention was exceptional. I highly recommend Elite Home Exteriors NW. Frequently Asked Questions About Multi-Family Siding

Do you work directly with HOA boards and property managers?

Yes. We can coordinate the siding project through the authorized owner, board representative or property manager. Establishing one primary contact helps keep approvals, resident information and project updates organized.

Can you complete siding replacement while the units remain occupied?

Many exterior siding projects can be completed while residents remain in their units. Access requirements, noise, exterior preparation, safety restrictions and temporary limitations must be communicated before work begins. The final plan depends on the building and scope.

How long does a multi-family siding project take?

The schedule depends on the number and size of buildings, accessibility, architectural complexity, weather, material availability and amount of concealed damage discovered after removal. A reliable timeline should be based on the evaluated property rather than a generic estimate.

What happens when rot is found behind the siding?

We document the exposed condition and inform the authorized project contact. Repairs outside the original scope are explained and approved through the contract’s change-order procedure before additional work proceeds.

Do you replace only the damaged siding?

Localized replacement may be possible when damage is isolated and compatible materials are available. Broader replacement may be recommended when failures are widespread, the weather barrier cannot be properly integrated or repeated repairs would not provide a dependable long-term result.

Which siding is best for an apartment or condominium property?

The best material depends on the building, budget, design goals and maintenance expectations. We frequently recommend James Hardie fiber cement because of its durability, design flexibility and suitability for Pacific Northwest properties.

Can you help maintain a consistent appearance across several buildings?

Yes. We can help compare siding profiles, trim sizes, textures and colors to create a coordinated exterior. Exact matching may not be possible when an existing product has been discontinued or has changed with age.

Do you provide documentation for concealed damage?

We photograph and communicate relevant concealed conditions discovered during removal. Documentation and approval procedures should be established in the project agreement before construction begins.

Are you licensed and insured in Washington?

Yes. Elite Home Exteriors NW is licensed, bonded and insured. Our Washington contractor license is ELITEEHE804DF.

Where can I find answers about your general siding process?

Visit our siding FAQ page for information about estimates, materials, water damage, project preparation and siding installation.
