Description
James Hardie Smooth Siding Replacement & Major Rot Repair – North Portland, OR 97203
This siding replacement project at 9821 N Van Houten Avenue in Portland, Oregon involved much more than simply installing new siding. After removing the existing exterior cladding, our team uncovered major hidden rot caused by long-term water intrusion and termite damage. Before installing the new exterior system, the damaged areas needed to be properly repaired to restore the structure and provide a solid foundation for the new siding.
For homeowners dealing with deteriorated siding or concerns about hidden moisture damage, our Portland siding contractors specialize in complete siding replacement projects where waterproofing, structural repairs, and long-term durability are priorities.
Major Rot & Termite Damage Repair
Once the existing siding was removed, significant deterioration was discovered behind the exterior. Years of moisture exposure, combined with termite activity, had caused major rot damage within portions of the wall assembly.
Instead of covering the damage with new materials, we opened the affected areas and repaired the compromised components before moving forward with the siding installation. This is an important part of a full siding replacement because hidden deterioration can continue to spread if the source of the moisture problem is not addressed.
Our team frequently encounters concealed deterioration during siding tear-offs throughout Portland. Learn more about our approach to dry rot repair and siding replacement and why correcting underlying damage is critical before installing a new exterior.
HydroGap Drainable Weather Barrier
After completing the necessary rot repairs, we installed Benjamin Obdyke HydroGap® Drainable Weather Barrier over the exterior wall assembly.
Unlike a basic weather-resistant barrier, HydroGap incorporates a drainage gap designed to help bulk water drain away from the wall assembly. This additional drainage capability is especially valuable in the wet Pacific Northwest climate, where managing moisture behind siding is an important part of building-envelope performance.
More information about HydroGap and drainable wall assemblies is available directly from Benjamin Obdyke.
HydroFlash Membrane Window & Door Flashing
Critical openings and transition areas were integrated into the weather barrier using the Benjamin Obdyke HydroFlash® Membrane System.
Windows and doors are some of the most vulnerable areas of an exterior wall. Proper membrane flashing helps direct water onto the drainage plane instead of allowing it to enter the wall cavity.
Combining a drainable weather barrier with properly integrated flashing creates a much more complete waterproofing system than relying on siding alone.
James Hardie Smooth Lap Siding – 7-Inch Reveal
For the primary siding, we installed pre-primed James Hardie Smooth Lap Siding with a 7-inch exposure using 8.25-inch boards.
The smooth finish creates a clean, refined appearance while still providing the durability homeowners expect from fiber cement siding. The 7-inch reveal also gives the home traditional horizontal siding proportions without the wood-grain texture found on Cedarmill siding.
Homeowners considering fiber cement can learn more about our James Hardie siding installation services or explore siding products directly through James Hardie.
Cedar Shake Gable Accent
To add architectural character and visual contrast, cedar shake siding was installed in the gable.
The combination of smooth horizontal James Hardie lap siding with the texture of cedar shake creates an attractive focal point and helps break up the larger siding elevations. The result maintains a classic North Portland appearance while giving the exterior additional depth and detail.
James Hardie Smooth 5/4×4 Trim
We installed pre-primed James Hardie Smooth 5/4×4 trim around applicable windows, doors, corners, and architectural transitions.
Using smooth Hardie trim complements the smooth lap siding and creates crisp, defined edges throughout the exterior. It also provides a durable alternative to traditional wood trim in areas regularly exposed to Portland’s wet weather.
Z-Metal & Individual Joint Flashing
Proper flashing details are an important part of the siding system.
We installed Z-metal flashing at applicable horizontal transitions and penetrations to help direct water outward and away from vulnerable areas.
Individual joint flashing was also installed behind siding butt joints. These details help create a layered approach to moisture management rather than relying exclusively on caulking to keep water outside the wall assembly.
OSI QUAD MAX Caulking & Galvanized Fasteners
Exterior joints and applicable transitions were sealed using OSI QUAD MAX® caulking, providing a flexible exterior seal at designated siding and trim connections.
The siding and trim were secured using hot-dipped galvanized nails, providing corrosion-resistant fastening suitable for exterior applications.
Together with the HydroGap drainage plane, HydroFlash membrane, Z-metal, and joint flashing, these components create a comprehensive exterior system designed around long-term moisture management.
Sherwin-Williams SuperPaint Exterior Finish
After the siding and trim installation was completed, the pre-primed James Hardie products received a professional exterior finish using Sherwin-Williams SuperPaint®.
The finished paint system provides the final protective layer while giving the home a clean, updated appearance.
