What’s the best siding for my rental property?

What’s the best siding for my rental property? The best product used to be “Vinyl Siding” It no longer is Vinyl siding. Instead it is James Hardie Plank Fiber Cement.

James HardiePlank does have its perks. It won’t melt if a BBQ is too close. Fiber Cement does not crack like vinyl does. You can paint and change the color. It’s more modern looking than vinyl and the warranty is 30 year non pro rated.

Cedar is incredibly expensive and will eventually rot! We do not recommend and wood siding here in the NW.

Using James Hardie plank siding on a rental property offers several benefits:

  1. Durability: James Hardie plank siding is known for its exceptional durability, making it ideal for rental properties that experience heavy wear and tear. It resists rotting, warping, and damage from pests, ensuring a long-lasting exterior that requires minimal maintenance.
  2. Low Maintenance: Unlike wood siding, which may require frequent painting, sealing, or repairs, James Hardie plank siding is designed to be low maintenance. Its ColorPlus® technology offers a baked-on finish that resists fading, chipping, and peeling, reducing the need for repainting over time.
  3. Weather Resistance: Rental properties are often subjected to harsh weather conditions, including rain, snow, wind, and UV exposure. James Hardie plank siding is engineered to withstand these elements, providing reliable protection against moisture infiltration, thermal expansion, and sun damage.
  4. Enhanced Curb Appeal: A well-maintained exterior can attract tenants and command higher rental rates. James Hardie plank siding offers a wide range of colors and textures to enhance the curb appeal of your rental property, creating a polished and attractive appearance that appeals to prospective tenants.
  5. Fire Resistance: James Hardie plank siding is made from non-combustible materials, providing an added layer of fire protection for your rental property. This can help reduce the risk of fire damage and enhance the safety of your tenants.
  6. Warranty Coverage: James Hardie offers robust warranties on its siding products, providing peace of mind to property owners and tenants alike. These warranties typically cover defects in materials and workmanship, as well as protection against damage from weathering and UV exposure.
  7. Increased Property Value: Upgrading to James Hardie plank siding can increase the overall value of your rental property. Its reputation for quality, durability, and aesthetics can attract investors and buyers, resulting in higher resale value when it comes time to sell the property.
  8. Tenant Satisfaction: Tenants appreciate living in a property with a well-maintained exterior that looks attractive and provides reliable protection from the elements. James Hardie plank siding can contribute to tenant satisfaction and retention, leading to longer lease agreements and fewer vacancies.

Overall, using James Hardie plank siding on a rental property can offer long-term benefits in terms of durability, low maintenance, weather resistance, curb appeal, safety, warranty coverage, property value, and tenant satisfaction.
