Ultimate Portland Siding Guide (2026)
Everything Homeowners Need to Know Before Replacing Their Siding in Portland, Oregon
If you’re considering replacing the siding on your home in Portland, Oregon, you’ve come to the right place. Whether your siding is cracked, rotting, warped, faded, leaking, or simply outdated, this comprehensive guide will walk you through everything you need to know before investing in new siding.
Portland’s climate is beautiful—but it’s also one of the toughest environments for exterior building materials. Nearly eight months of wet weather, high humidity, moss growth, and frequent temperature swings create conditions where improperly installed siding can fail long before its expected lifespan.
Choosing the right siding isn’t just about improving curb appeal. It’s about protecting your home from water intrusion, hidden rot, mold, and costly structural damage while increasing your home’s value and reducing long-term maintenance.
At Elite Home Exteriors NW, siding is our specialty. We don’t treat siding as an add-on service—we focus on complete siding replacement systems built specifically for Pacific Northwest weather. As a James Hardie Elite Preferred Contractor, we install complete exterior systems that include premium waterproofing, flashing, weather barriers, and expert craftsmanship designed to protect homes for decades.
Whether you’re just beginning your research or ready to request estimates, this guide will help you make an informed decision.

Why Siding Is So Important in Portland, Oregon
Many homeowners think of siding as simply the decorative exterior of their home. In reality, siding is one of the most important components of your home’s building envelope.
A properly installed siding system helps:
- Protect your framing from moisture intrusion
- Prevent expensive dry rot repairs
- Improve energy efficiency
- Increase curb appeal
- Raise property value
- Reduce exterior maintenance
- Improve weather resistance
- Extend the lifespan of your home
In Portland, siding isn’t just about appearance—it is your home’s first line of defense against rain.
Portland’s Wet Climate Creates Unique Challenges
The Pacific Northwest receives significant rainfall throughout much of the year. While modern siding materials are highly durable, they are only as effective as the installation behind them.
Some of the most common issues we discover during siding replacement projects include:
- Rotten sheathing
- Water-damaged framing
- Missing flashing
- Incorrect window waterproofing
- Mold behind house wrap
- Improperly installed weather barriers
- Failed caulking
- Moisture trapped behind siding
Many homeowners don’t realize these issues exist until the old siding is removed.
One of the biggest reasons we recommend full siding replacement instead of repeated repairs is because hidden moisture damage often extends far beyond what is visible from the outside.
Signs It’s Time to Replace Your Siding
If your home shows one or more of the following signs, it may be time to consider replacement instead of continued repairs.
Cracked Siding
Cracks allow water to enter behind the siding where it can damage sheathing and framing.
Warped Panels
Warping often indicates moisture problems or aging materials.
Rotting Wood
Soft spots around windows, doors, corners, or lower walls are common indicators of water intrusion.
Loose Siding
Strong winds and aging fasteners can loosen siding panels, allowing moisture behind the wall.
Fading
Severe fading usually indicates the siding has reached the end of its protective finish.
High Maintenance
If you’re repainting every few years or constantly repairing damaged sections, replacement may actually save money over time.
The Most Popular Types of Siding in Portland
There are many siding options available today. Each offers different advantages depending on your home’s style, maintenance expectations, and budget.
James Hardie Fiber Cement Siding
For many Portland homeowners, James Hardie fiber cement siding has become the gold standard.
Designed specifically for harsh climates, James Hardie products resist:
- Moisture
- Rot
- Fire
- Woodpeckers
- Termites
- Warping
- Swelling
Unlike traditional wood products, fiber cement remains dimensionally stable even during Portland’s long rainy season.
James Hardie also offers numerous architectural styles, including:
- HardiePlank® Lap Siding
- Hardie® Panel Vertical Siding
- Hardie® Shingle Siding
- Hardie® Trim Boards
- Hardie® Soffit Panels
- Board & Batten Designs
- ColorPlus® Technology Factory Finishes
The products are engineered specifically for climate zones like the Pacific Northwest, making them one of the most durable siding systems available.

Vinyl Siding
Vinyl siding remains one of the most affordable siding options.
Advantages include:
- Minimal maintenance
- No painting required
However, in the Pacific Northwest we often replace vinyl because it can:
- Crack
- Warp
- Fade
- Become brittle
- Allow moisture behind panels if improperly installed
Cedar Siding
Cedar has long been popular throughout Oregon.
It offers:
- Beautiful natural appearance
- Traditional Northwest style
- Excellent curb appeal
However, cedar requires ongoing maintenance including:
- Staining
- Painting
- Cleaning
- Rot prevention
- Caulking
Without proper maintenance, cedar can deteriorate much faster in Portland’s wet climate.
Engineered Wood Siding
Modern engineered wood products have improved significantly over earlier generations.
Benefits include:
- Attractive wood appearance
- Lower weight
- Easier installation
- Factory finishes available
While engineered wood performs well when installed correctly, homeowners should still pay close attention to moisture management, flashing, and long-term maintenance.
Why James Hardie Has Become the Preferred Choice
After replacing siding on many homes throughout Portland and Southwest Washington, we’ve found that fiber cement consistently offers one of the best combinations of durability, appearance, and long-term value.
Homeowners appreciate that James Hardie siding:
- Holds paint exceptionally well
- Resists rot
- Doesn’t attract wood-destroying insects
- Performs well in wet climates
- Offers outstanding curb appeal
- Comes in numerous profiles and colors
- Is backed by one of the strongest manufacturer warranties in the industry
When installed correctly—with proper weather barriers, membrane flashing, and high-quality waterproofing—it provides a complete exterior system built to withstand Pacific Northwest conditions.
Waterproofing, Building Science & Why Most Siding Failures Start Behind the Siding
When homeowners think about siding replacement, they often focus on colors, textures, or curb appeal. While those are important, the real value of a professionally installed siding system is what you can’t see after the project is complete.
At Elite Home Exteriors NW, we often tell homeowners that the siding itself is only one part of the system. The waterproofing, flashing, weather barrier, and installation details behind the siding are what protect your home from Portland’s wet climate for decades.
In this section, we’ll explain the building science behind a long-lasting siding system and why proper moisture management is one of the most important investments you can make.
Portland’s Climate Is Tough on Homes
Portland homeowners enjoy four beautiful seasons, but those seasons also create unique challenges for exterior construction.
Our region experiences:
- Frequent rain throughout fall, winter, and spring
- High humidity levels
- Wind-driven rain
- Moss and algae growth
- Freeze/thaw cycles
- Long periods where siding never fully dries
- Occasional snow and ice
- Summer heat that expands and contracts building materials
Unlike drier climates, homes in the Pacific Northwest must be designed with the expectation that water will get behind the siding. The goal isn’t to pretend moisture never gets in—it’s to manage it correctly so it can drain and dry before causing damage.
Understanding the Building Envelope
Your home’s building envelope is the system that separates the interior from the outside environment.
It includes:
- Roof
- Siding
- Windows
- Doors
- Flashing
- Weather-resistant barrier (WRB)
- Air barrier
- Foundation connections
Each component works together to keep water out while allowing trapped moisture to escape.
When one part of the system fails, it often affects everything around it.
Siding Is Not Waterproof
This surprises many homeowners.
Even premium siding materials—including fiber cement, cedar, engineered wood, and vinyl—are not designed to be completely waterproof on their own.
Rainwater can enter around:
- Butt joints
- Window trim
- Door trim
- Penetrations
- Light fixtures
- Hose bibs
- Dryer vents
- Electrical boxes
- Nail penetrations
- Expansion gaps
That’s completely normal.
The real protection comes from everything installed behind the siding.
What Is a Weather-Resistant Barrier (WRB)?
A weather-resistant barrier, often called house wrap, acts as the home’s secondary defense against water intrusion.
Its job is to:
- Block bulk water
- Allow water vapor to escape
- Protect wall sheathing
- Reduce air infiltration
- Improve overall building performance
When installed correctly, the WRB directs any moisture that gets behind the siding safely downward until it exits the wall.
Without a properly installed WRB, even expensive siding materials can fail prematurely.
Why We Recommend Drainable Weather Barriers
One of the biggest improvements in modern siding installation is the use of drainable weather barriers.
Unlike traditional flat house wrap, drainable systems create a small drainage and ventilation gap behind the siding.
Benefits include:
- Faster drying
- Better moisture drainage
- Improved airflow
- Reduced mold risk
- Longer siding lifespan
- Better wall performance
This small drainage space can make a significant difference in Portland’s wet climate, where walls often stay damp for extended periods.
Membrane Flashing: Your Home’s Hidden Protection
Membrane flashing is one of the most important components of a quality siding installation.
Flexible waterproof membranes are installed around vulnerable areas such as:
- Windows
- Doors
- Deck ledgers
- Roof intersections
- Penetrations
- Horizontal transitions
Their purpose is simple:
If water gets behind the siding, membrane flashing redirects it safely back onto the weather barrier instead of allowing it into the wall cavity.
Without proper membrane flashing, even a small leak can eventually lead to extensive rot.
Window Flashing Is Critical
Windows are one of the most common sources of water intrusion.
Unfortunately, many homes we inspect have:
- Missing head flashing
- Improper flashing tape installation
- Reverse-lapped house wrap
- Failed caulking
- Missing drainage paths
Proper window flashing follows a “shingle principle.”
Every layer overlaps the layer below it so gravity naturally moves water away from the structure.
If flashing is installed backward or out of sequence, water can become trapped behind the wall.
Why Metal Flashing Matters
Metal flashing protects horizontal transitions where water naturally collects.
Proper flashing is commonly installed above:
- Windows
- Doors
- Belly bands
- Trim transitions
- Roof intersections
- Deck attachments
- Ledger boards
Without metal flashing, water often sits on horizontal trim and eventually works its way behind the siding.
Over time, this can cause hidden damage that may not be visible for years.
Kick-Out Flashing Saves Homes
One of the most overlooked details is kick-out flashing.
Where a roof meets a sidewall, rainwater can pour directly against the siding if kick-out flashing is missing.
Over time this often causes:
- Rot behind siding
- Damaged framing
- Mold growth
- Interior leaks
Many homeowners don’t realize this issue exists until significant repairs become necessary.
Why Hidden Rot Is So Common
One of the biggest surprises during siding replacement is discovering damage that wasn’t visible from the outside.
Common causes include:
- Improper flashing
- Failed caulking
- Leaking windows
- Roof runoff
- Deck attachments
- Plumbing penetrations
- Old house wrap
- Improper siding clearances
Because the damage develops slowly over many years, homeowners often have no warning until the siding is removed.
Common Moisture Problems We Find During Siding Replacement
Throughout Portland and the surrounding communities, we’ve encountered a wide range of hidden issues behind failing siding systems.
Some of the most common include:
- Rotten plywood sheathing
- Water-damaged framing
- Mold growth
- Wet insulation
- Rusted fasteners
- Failed window flashing
- Improperly lapped weather barriers
- Missing Z-flashing
- Missing kick-out flashing
- Structural repairs around windows and doors
These problems are one reason why replacing only a few damaged boards often doesn’t solve the underlying issue.
The Importance of Proper Clearances
Every siding manufacturer specifies minimum clearances that help prevent moisture damage.
Examples include maintaining proper spacing between siding and:
- Roofing materials
- Deck surfaces
- Concrete
- Soil
- Landscaping
- Walkways
Without these clearances, moisture can wick into the siding and reduce its lifespan.
Why Caulking Alone Isn’t a Waterproofing System
Many homeowners believe adding more caulk will solve water intrusion.
While quality sealants play an important role, caulking is only one part of a complete waterproofing system.
Caulk can:
- Shrink
- Crack
- Separate
- Weather over time
A properly installed siding system should still manage water effectively even as sealants naturally age.
That is why flashing, membrane integration, drainage planes, and weather barriers are just as important as the exterior finish.
Why Proper Installation Matters More Than the Material
Even the highest-quality siding can fail if installed incorrectly.
Likewise, a properly installed system with excellent waterproofing often performs far better over the long term than a premium product installed with shortcuts.
Some of the most common installation mistakes include:
- Missing flashing
- Incorrect fasteners
- Improper nailing
- Poor trim detailing
- Incorrect expansion spacing
- Reverse-lapped weather barriers
- Improper caulking
- Insufficient drainage
- Poor ventilation behind siding
This is why choosing an experienced siding specialist is often more important than simply choosing the most expensive siding product.
Our Waterproofing Philosophy
At Elite Home Exteriors NW, we approach every siding replacement as a complete exterior protection system—not just a siding installation.
Our installations are designed to help manage Portland’s wet climate through careful attention to moisture control, drainage, flashing, and long-term durability.
Depending on the home’s needs and project specifications, this may include:
- Drainable weather-resistant barriers
- Self-adhered membrane flashing at critical transitions
- Proper metal flashing above windows, doors, and horizontal trim
- Careful integration of flashing with the weather barrier
- Appropriate siding clearances
- Premium exterior sealants where required
- Thorough inspection of the wall assembly after siding removal
- Replacement of damaged sheathing when necessary before new siding is installed
By focusing on the entire wall assembly—not just the finished appearance—we help homeowners invest in an exterior system designed for the realities of Pacific Northwest weather.
Siding Replacement Costs, Installation Process & Choosing the Right Contractor
One of the first questions homeowners ask is, “How much does new siding cost?”
It’s a fair question, but the honest answer is that every home is different.
The size of your home is only one piece of the puzzle. The type of siding you choose, the condition of the existing walls, architectural complexity, waterproofing requirements, trim details, and even site accessibility all influence the final investment.
In this section, we’ll explain what affects siding replacement costs, what to expect during the installation process, and how to choose a contractor who will protect your home for years to come.
What Does It Cost to Replace Siding in Portland?
Rather than focusing on a single price—which can be misleading—it’s more helpful to understand what determines the overall cost of a siding replacement project.
Some homes require only straightforward siding removal and replacement. Others involve extensive rot repair, custom trim work, or challenging architectural details that add time and materials.
Key factors that influence pricing include:
- Total exterior square footage
- Number of stories
- Roof pitch and complexity
- Type of siding selected
- Existing siding material
- Amount of trim and architectural detail
- Rot or structural repairs discovered after removal
- Window and door flashing requirements
- Accessibility for equipment and scaffolding
- Permit requirements
- Painting or factory-finished siding options
- Gutter, soffit, or fascia replacement if included
The best way to understand the cost of your specific project is through a detailed on-site inspection. An experienced siding contractor can identify existing conditions, discuss material options, and provide a proposal tailored to your home.
Why the Lowest Bid Can Cost More
It’s natural to compare estimates, but it’s important to understand what each proposal includes.
Two bids may differ significantly because one contractor is including components the other has left out.
Items that are sometimes excluded from lower-priced estimates include:
- Drainable weather-resistant barriers
- Self-adhered membrane flashing
- Metal flashing at critical transitions
- Rot repair allowances
- Premium sealants
- High-quality fasteners
- Proper disposal of old materials
- Scaffolding and safety equipment
- Painting or finish work
- Permit fees
A lower upfront price can become much more expensive if moisture problems develop later due to shortcuts during installation.
What Happens During a Siding Replacement Project?
Many homeowners are surprised by how organized the siding replacement process can be when it’s managed by an experienced contractor.
While every project is unique, most follow a similar sequence.
1. Initial Consultation
The process begins with a site visit to evaluate your home’s exterior.
During this appointment, your contractor should discuss:
- Current siding condition
- Signs of moisture intrusion
- Material options
- Desired appearance
- Budget considerations
- Project timeline
This is also the ideal time to ask questions about waterproofing, flashing, warranties, and installation methods.
2. Material Selection
Once you’ve decided to move forward, you’ll choose the products that best match your home’s style and performance goals.
Selections may include:
- Lap siding
- Board & Batten
- Vertical panels
- Shake siding
- Trim profiles
- Soffits
- Color options
- Factory-finished or field-painted products
Many homeowners choose James Hardie® fiber cement siding because of its durability, low maintenance, and wide range of design options.
3. Scheduling & Preparation
Before work begins, materials are ordered and the project schedule is finalized.
Depending on the scope of work, this stage may also include:
- Permit coordination (if required)
- Dumpster placement
- Material delivery
- Scaffolding setup
- Site protection for landscaping and walkways
Good communication during this phase helps ensure a smooth project from start to finish.
4. Removing the Existing Siding
Once the project begins, the old siding is carefully removed.
This allows the wall assembly to be inspected for hidden issues that couldn’t be seen previously.
Common discoveries include:
- Moisture damage
- Rot
- Insect damage
- Damaged sheathing
- Improper flashing
- Previous repair work
Addressing these issues before new siding is installed is essential for the long-term performance of the home.
5. Repairing the Wall Assembly
If damaged sheathing or framing is found, repairs are completed before waterproofing materials are installed.
This ensures the new siding is attached to a structurally sound surface.
Skipping this step can allow existing problems to continue beneath the new exterior.
6. Installing the Waterproofing System
Before the siding goes on, the wall assembly is prepared with the appropriate moisture-management components.
Depending on the home’s design and project requirements, this may include:
- Weather-resistant barriers
- Drainable weather barriers
- Self-adhered flashing membranes
- Metal flashing
- Window and door flashing integration
- Penetration sealing
This phase is one of the most important parts of the entire project, even though it will be hidden once the siding is complete.
7. Installing New Siding
With the wall properly prepared, the new siding is installed according to the manufacturer’s specifications.
Attention to detail is critical during this stage, including:
- Proper fastening
- Correct spacing
- Layout consistency
- Clean transitions
- Expansion considerations
- Trim integration
- Ventilation details
Precision during installation contributes to both the appearance and long-term performance of the finished project.
8. Painting or Factory Finish
Some siding products arrive with factory-applied finishes, while others are painted after installation.
If field painting is part of the project, premium exterior coatings are applied according to the manufacturer’s recommendations to help maximize durability and color retention.
9. Final Inspection
Before the project is considered complete, the contractor should perform a thorough inspection to verify:
- Proper installation
- Flashing details
- Finish quality
- Site cleanup
- Overall workmanship
This final walkthrough is also an opportunity for homeowners to ask questions about maintenance and warranties.
How Long Does Siding Replacement Take?
Project timelines vary depending on several factors, including:
- Home size
- Architectural complexity
- Weather conditions
- Material availability
- Rot repair requirements
- Crew size
Smaller homes may be completed relatively quickly, while larger or more complex projects naturally require additional time.
Your contractor should provide an estimated schedule before work begins and communicate any adjustments if unforeseen conditions arise.
How to Prepare for a Siding Replacement Project
Homeowners can help the project go smoothly by preparing their property before construction starts.
Helpful steps include:
- Move outdoor furniture away from the house.
- Trim shrubs and landscaping near exterior walls.
- Remove fragile decorations from interior walls, as vibrations from construction may cause items to shift.
- Keep pets indoors or in a secure area.
- Inform neighbors that construction will be taking place.
- Ensure vehicles are parked away from work areas.
A little preparation can make the installation safer and more efficient for everyone involved.
Questions to Ask Before Hiring a Siding Contractor
Not all contractors specialize in siding replacement. Asking the right questions can help you understand how a company approaches exterior remodeling and moisture protection.
Consider asking:
- Do you specialize in siding replacement?
- How do you address hidden moisture damage if it’s discovered?
- What type of weather-resistant barrier do you recommend?
- How do you integrate flashing around windows and doors?
- Will damaged sheathing be repaired before new siding is installed?
- Do you follow the manufacturer’s installation requirements?
- What workmanship warranty do you provide?
- Who will supervise the project?
- Can you provide references or examples of similar projects?
The answers to these questions can reveal a great deal about the contractor’s experience and attention to detail.
Why Experience Matters
Replacing siding involves much more than attaching new boards to a wall.
A contractor should understand:
- Moisture management
- Building science
- Flashing integration
- Structural repairs
- Ventilation
- Manufacturer installation requirements
- Local building codes
- Pacific Northwest weather conditions
Experience in these areas helps reduce the risk of future water intrusion and contributes to a longer-lasting exterior.
The Long-Term Value of Quality Installation
High-quality siding installation is an investment in your home’s future.
When installed correctly, a complete siding system can help:
- Protect against moisture damage
- Improve curb appeal
- Increase resale value
- Reduce maintenance needs
- Improve energy efficiency by supporting a tighter building envelope
- Provide lasting performance through changing seasons
Choosing durable materials is important—but combining those materials with thoughtful design, quality workmanship, and proper moisture management is what helps homeowners get the most value from their investment.

Frequently Asked Questions
How long does siding last in Portland?
The lifespan depends on the material, installation quality, maintenance, and exposure to weather. A properly installed siding system can provide decades of reliable performance.
Is James Hardie worth the investment?
Many homeowners choose James Hardie because of its durability, low maintenance, attractive appearance, and performance in wet climates like Portland.
Can damaged siding be repaired instead of replaced?
Small isolated damage can sometimes be repaired. However, widespread cracking, rot, moisture intrusion, or aging materials often make full replacement the better long-term investment.
How do I know if my home has hidden rot?
Unfortunately, many moisture issues cannot be seen from the outside. A thorough inspection—and sometimes removal of existing siding—is the only way to fully evaluate the condition of the wall assembly.
Will replacing my siding increase my home’s value?
New siding often improves curb appeal and may increase resale value by enhancing both appearance and weather protection.
Can siding be installed during the rainy season?
Yes. Professional contractors plan projects around weather conditions and follow installation practices designed for Pacific Northwest climates.
How long will my siding replacement take?
Every project is different. Factors such as home size, weather, architectural complexity, and repair work all influence the timeline. Your contractor should provide an estimated schedule before construction begins.
Does new siding improve energy efficiency?
While siding itself is not insulation, replacing older siding often provides an opportunity to improve the overall building envelope by addressing air leaks, moisture management, and damaged wall components.

What Portland & Vancouver Homeowners Are Saying About Us
![]()
Working with Ian and his team was a wonderful experience. We met with a handful of companies before picking a contractor. Most spent hours mansplaining how siding works through formal presentations with imagery of worst case scenarios and reasons for why you should only work with their team. Ian listened to us, respected our time, and was very easy to work with. His team did incredible work with the siding and roofing on our house, and they went above and beyond to help us add a new covered entrance to our home. Our house feels brand new and we couldn’t be happier with it or our experience throughout this process.+1
Elite Home Exteriors NW is the BEST choice for siding replacement. They go beyond just installing, but provide information about Hardie product, the care of siding after the install and pro & con of choices we made. They never force options but provide expert information by which we were able to make the right choices. They have expert, skilled installers & painters who worked with us to insure a near perfect installation. I have worked with contractors for over 50 years and Elite is the most trustworthy company I have ever had business with.+1
Really wish we were able to give 6 stars here... Bottom Line: Elite Home Exteriors NW (Ian & the whole team) made one of the largest projects we've tackled absolutely seamless with spectacular results. We are soooo happy with how everything turned out! Our home was built around 1920, covered in very old cedar shakes and was probably one of the more... interesting and "unique" houses this team had to work with. Nothing is square/level, exterior electrical conduit/plumbing stack everywhere, we found dry rot and missing sheathing - you know, all the fun problems. Ian convinced us (and later proved to us) that his team could handle it. Some of the highlights of Elite's work: - From the first meeting with Ian and getting a proposal, we knew we were getting an honest and genuine quote. He made us feel so comfortable with the project and helped us see the end result - The quote came in and hit our budget goal, right from the get go - The crew that came to demo and remove all the old siding were great to work with. They identified problems, notified us promptly and came up with some great solutions to resolve (dry rot, missing studs, missing sheathing) - The same crew cleaned up every night before they left and were always ready to go first thing in the morning - New house wrap (great house wrap by the way) and siding went up over the course of a week. We were super impressed with some of the specialized cuts they had to make! - Later, they pressure washed the ENTIRE house (including the deck) and started caulking. The caulking in and of itself looked fantastic - A separate painting crew came through and finished up the project ahead of schedule. The overall masking and attention to detail getting all the eaves, beams, gutters, downspouts painted went flawlessly (props to Sherwin Williams paint BTW) Overall, what we thought was going to be a long, drawn-out and stressful project only turned out to be the exact opposite. Ian's crew(s) took just over a month to finish this two story house with detached garage. We still walk around the house every night and admire the quality of the work and reflect on just how happy we are with the whole situation. It honestly feels like a brand new house... We would HAPPILY recommend Elite Home Exteriors NW to anyone looking to tackle siding replacement and painting for their homes!+6
Easy to talk too and schedule. Also very flexible when it came to the project itself.+2
The South wall of the house had rot and cut siding from a previous connected wood deck. Ian was a pleasure to work with and a consummate professional from start to finish. He answered detailed questions, gave me several options to fit within my budget. Ian communicated with me throughout the process, and was accommodating when I requested more detail, or a change during planning phase. His crew shows up on schedule, were friendly and courteous of my property, and cleaned up thoroughly before leaving. The job was completed quickly and within budget. The new siding and paint is an asset to this house and exceeds my expectations. I enjoyed working with Ian, and would recommend Elite Home Exteriors NW to anyone considering a siding update for their home.+1
Nice job by Nick and his team. I'm a realtor and needed to have a vinyl repair job done for my client. The vinyl siding was melted by long term use of a BBQ grill. Nick & crew matched the style and color perfectly. The job was done quickly, on time, and the invoice matched the quote. If you need the job done, and done correctly, call Elite Home Exteriors, they'll take care of you. Look no further! Dennis Hildebrand+5
Ian was awesome to work with! Friendly, on time, and great communication!Verified
We hired Elite Home Exteriors to remove vinyl siding and replace it with Hardie lap siding. We were concerned that water may have leaked behind the vinyl siding and caused unseen damage. We got several bids and Ian's bid was not the lowest, but it was the most detailed in terms on scope of work and he offered a much better warranty than the other companies. Ian patiently answered all of my questions either verbally or by email and made me feel comfortable with his competence to do a great job for us. And he did! His crew was well-trained and paid attention to detail. The work was done well and completed in a timely manner. The workers cleaned up after they finished and did not leave any loose ends. I highly recommend Elite Home Exteriors for any siding project you may be considering.
Ian and his crew did an outstanding job replacing and painting the siding on the south side of our home. Communication was great, the job site was thoroughly cleaned, workers were efficient and courteous, and the price was toward the lower end of the six bids we obtained. Thank you, EHENW!
Ian is incredibly kind, professional, and quick to respond to any questions. We had siding and gutters replaced, and had our house painted. All of the work done is excellent, and finished very quickly. Cannot recommend enough.
We had a great experience re-siding and painting our house with Elite Home Exteriors. Ian was responsive and accommodating to our needs, and we're really happy with how much better our house looks over the old vinyl siding. Would definitely do business with again.
Ian and his team were fantastic! Great communication and explanation of the process and scope of work. All of our questions were answered and he made sure we were kept informed of any updates and changes along the way. The crew was professional, prompt and thorough, and the finished product looks great!
Needed some siding and soffit work on a 1922 aluminum siding dormer. Ian came out, looked at the project, and started the very next week. All of his workers were top notch and friendly. They even relocated a squirrel family living in our eaves. This job was done quickly and efficiently and the communication was excellent. Ian came out several times to check on the work and answer any questions we had. Their cleanup was great- just a few stray nails and debris, but that’s to be expected. He actually fixed a couple of areas that weren’t in the scope of the project for no extra charge. The painters he subcontracted with were also wonderful. I HIGHLY recommend Ian and his team for any of your siding needs.Couldn’t have gone smoother and I know that’s not always the case.
Ian was very responsive, had great communication and was very helpful. The workers were friendly, prompt, and worked hard. My house looks great!
Ian and his crew installed new siding and painted my home and we could not be more pleased with the results! Ian was very patient about explaining the process and everybody on his crew was equally patient and courteous. 10/10, would recommend!
We invited Ian to provide an assessment and bid on some decaying wood decorative shingles on our home. From the minute he pulled up and walked around, this felt like someone I could trust. There was one area of concern that may have some rot into the house. When his team got to that section they were unsure what they would find. And to my pleasant surprise and appreciation, they found nothing. A small section that he fixed for free, not more in the bid. His team was prompt, friendly, and did an exceptional job. From preparation to final clean up, this is the type of vendor you want to have everyone emulate his professionalism, honesty, and commitment to follow up and making things right. He has earned our business for life and would recommend him to any friends, family, or neighbors.
Ian and his team were wonderful to work with. The house turned out great and we’ve gotten so many compliments. The team were timely and finished earlier than expected! We did a full siding replacement and paint job and both teams he used were fantastic.
I called Ian regarding an issue with my siding (installed by a different company). Ian was very helpful getting me information needed to file a warranty claim. Even though I didn't use Elite Home Exteriors NW (yet), I appreciate the help and quick response.
Choose this company for you siding, you won't be sorry! The owner Ian, is far and above best contractor I have ever worked with. Excels at communication, follow up and explains everything in a friendly non-pressure way. I interviewed three other contractors, before settling on Elite. I knew I would be in good hands for this huge investment with Ian as he was genuine and sincere about providing the best result. Both the siding and the paint crew are top notch professionals, with a great work ethic and attention to detail, they are Hardie trained so you can be sure the installation was done to the highest standard and it shows! We went from ugly worn out 20 year vinyl to James Hardie siding, and the difference astounding, very very happy with what feels like a new house now.
Wish I could give it 10 stars!. Having worked in the construction business for years I was so impressed with Ian from our first meeting. He stayed in contact with me throughout the process. His team were amazing, timely, clean, and the final product looks just amazing. Highly recommend.
Ian Vidovic is the owner/manager of Elite Home Exteriors, and we consider ourselves extremely fortunate to have accepted his bid for replacing the hardi-plank siding on an exterior wall of our house in Camas, Washington. Our house is on Prune Hill, and the eastern wall faces the onslaught of the Gorge winds and its rain, snow, and ice storms. Long-term damage in our 22-year old house included dry rot all the way to the studs. Ian's bid was not only reasonable, but his word was bond. His crews came on time, as promised. The demolition was completed in one day. The replacement siding in another day. The wall was pressure-washed and painted by a professional crew. Ian was honest, communicative, and very personable. He is the BEST contractor we have ever employed, and we highly recommend him and his company. Stephen Chipps & Laura Sherrill
Ian did incredible work for my clients and I!! I am a real estate broker and it's so difficult to find a siding company that can work within the timing constraints of a real estate transaction. Ian did! In the inspection period, it was discovered that my client's soon-to-be-home had siding that was completely failing. Ian went out same day to take a look and provided a quick and accurate quote a few hours later. Not only was his pricing reasonable, but he was able to get the siding job completed before the close of the transaction. My clients have moved into their freshly sided home and are eager for Spring so they can work with Ian to paint it!! He was so communicative and friendly throughout the process. I will be calling him for my own home and recommending him to clients as well! 10/10!
I would definitely recommend calling Ian at Elite Home Exteriors NW. He is a certified Hardi Plank installer. We unfortunately hired another company to save a couple thousand dollars. (Small HOA, I was out numbered) I really wanted to hire him for several reasons. They are Elite Preferred Installers and definitely deserve and have earned the title. Ian was so helpful and knowledgeable when we were getting estimates for the job. Even though we used a different siding company, he was kind enough to come and inspect the job after installation and before painting!. So thankful he did this for us! He found a piece of Z metal flashing was completely missing on top of a trim board. These details are so important! And something a layman like us, are just not going to notice. He also pointed out how thin the caulking line is. I noticed it was not a nice pretty, straight, clean line. Definitely makes sense that it should be thicker. He also would have replaced the old plastic vents with a newer type that birds can't get into and build their own little homes. Which makes perfect sense! When your replacing 26 year old siding you should upgrade vents also. I really can't express how much I appreciate all of Ian's help. I would highly recommend hiring him for your Hardie Plank installation. He knows the product and installation process very well and has a sharp eye for details. Which is really what you want and need when spending thousands on siding. Thank you Ian! Thank you so much for all of your help.
Ian the owner was very knowledgeable and was willing to be extremely flexible in bidding my project. One of the best companies I had out to look at my siding project. They use quality materials and have a pride in excellence that is refreshing to see in the industry. I would refer him to my best friend.
I had the pleasure of working with Ian Vidovic to discuss our home siding project, and I couldn't be more impressed! Ian's expertise is truly unmatched. He took the time to explain various cost-saving options, ensuring that we didn’t feel pressured into making any long-term decisions before we were ready. His honesty, kindness, and deep knowledge of his craft gave us complete confidence in our choices. It's rare to find someone in this industry who genuinely cares about the client's needs above all else. If you're looking for a siding expert who is both skilled and trustworthy, I highly recommend Ian. Thank you, Ian, for your exceptional service!
Ian is extremely knowledgeable at his craft. He was so patient with all of our questions and concerns. We felt so comfortable from the moment we met him. We met with a few other companies to do our due diligence but Ian was the clear choice.
I received multiple estimates on my siding job and the only company that followed through with a thoughtful plan and a reasonable price was Elite. Ian provided excellent customer service, quality work and 100% reliability. I highly recommend Elite!
My home has a fairly complex exterior, and we were looking to re-side the home as we were dealing with constant issues of water intrusion. I was searching the greater Portland/Vancouver area for Siding Contractors for Hardie Siding, as we really just wanted something that would hold up against the elements and protect us in the case of any nearby fires (we’re close to some woods). After meeting Ian from Elite Home Exteriors, we decided to go with him and we couldn’t have been happier that we decided to go with him as out Siding Contractor. We had additional problems from the water damage too, and the folks he recommended were also top notch. Ian and team are a James Hardie Elite Preferred Siding Contractor, which means basically that he’s passed the highest certification for installing James Hardie siding products. I would work with him again, but based on his fit and finish, I probably won’t need to! Thanks Ian!
I have to say, Ian has been a joy to work with. He is professional, thoroughly helpful, knowledgeable, and detail focused. His standards for fit and finish meant that the job is done right the first time… which is not something I can say for every siding contractor I’ve ever worked with. For what it’s worth, Ian is a James Hardie Elite Preferred Siding Contractor, which means he has passed the highest standards of how to properly and beautifully install James Hardie siding products. Hardie siding is a pretty great fit for the northwest, as it resists both water AND fire… I am frankly relieved by no longer having to worry about water intrusion after the great job that Ian and Elite Home Exteriors did on our home. I would absolutely work with them again.
Working with Ian and his company was an absolute pleasure. I currently own 2 homes and have had 3 previous houses, so I’ve had experience with many contractors over the last 20 years and most are not good. My husband and I had a water intrusion issue (undisclosed to us during a house purchase) that we subsequently discovered for ourselves 6 months later in the rainy season. After meeting with many contactors to figure out how to execute the repair, we decided that their prices were outrageous even for just a patch job and we decided to do the right thing and replace all the wood siding with Hardie plank. My husband found Ian online, and we met with him. He is excellent at communication, through emails/text and/or phone calls. He was always pleasant to meet with and didn’t talk to me as if I was a dumb homeowner, which happens quite a bit in this industry. He was happy to answer all my questions and work with us on a documented design for adding architectural details so there was no questions on how the job would look. He and his crew were always punctual and professional. They finished the job ahead of schedule and did everything promised. Honestly, the water intrusion situation was very stressful, but Ian made it a pleasure to get resolved. I am so happy that we went with him and have had excellent results. My high-strung HOA was even happy about his work and gave us a compliment. I wholeheartedly recommend him, and I would be happy to talk to anyone wanting a reference about our pleasant experience. It isn’t every day that such a huge job is completed with such ease and professionalism. I 100% recommend working with Ian and Elite Home Exteriors NW – you won’t be disappointed!

Glad I hired Ian and his team to replace siding on the south-facing side of my house. Communication with Ian throughout project was as good as any contractor I've worked with. The work was done well, went smoothly, just what you want. Also glad to see them not show up in expensive vehicle wrapped graphics, etc that the customer pays for. I'll have more siding to do on my house and will hire them again.
Great communication by the company. The workers are skilled, arrived on time, and they are very friendly. We love the work they did on our house. The new siding makes our older home look like a new house!
Work performed - Independent Siding Consultation and Detailed Work Estimate We contacted Ian V. at Elite Home Exteriors NW after searching online for a specialist siding contractor and then speaking to his father in WA while Ian was on a family vacation… he came to quote promptly upon his return, for a very large exterior home renovation project. The bid came from Ian quickly, following a thorough walk-through inspection and in great detail, and was several thousand dollars less than 2 other bids we’d received for exactly the same scope of work. Although we chose to use another company to work with, Ian remained gracious, asked some great questions to remain involved with our decisions, and even came and visited the work site to consult after siding work had started (and framing/shiplap was exposed to assess damage and advise). He wanted to ensure that although we weren’t employing his company, that his competitor wasn’t missing anything that would jeopardize the success of the overall project and that we could feel confident in our discussions with them when the time came to discuss details of the repair process. When asked about compensation for this service, he graciously declined, gave us his ideas and thoughts so we could remain entirely informed, and confident of the work being performed. He remained available as an independent resource. We know there are a lot of choices to make when renovating a home, and although we didn’t use Elite in this occasion, we feel extremely lucky to have met Ian and look forward to working with them in some capacity in the future. Incidentally, he connected us to his roofing colleagues who replaced our roof and our experience with them was second to none… the pair are a real class act. Wholeheartedly recommend contacting them, allowing them to bid on work and discussion expectations, as they are very experienced in quite unorthodox situations relating to siding repair, replacement and dry rot arising from compromised stucco and EFIS. We honestly can’t thank Ian & his team enough for caring (unequivocally) for us from the outset.
Excellent, attentive service, Ian answered all my questions whenever I asked them. We had our house looking new with better siding and a new paint job within a month. Zero complaints at all, really happy with the results. Absolutely recommended.
We used Ian to repair the dry rot on our current home. He was extremely responsive and his team did a high quality job. We then asked him to look at the siding on our new home and he came the following day! Wouldn't trust our siding work to anyone else.
I chose to contract the team at Elite Home Exteriors NW to replace my siding as they had a fair price and provided a detail guide of materials, process and standards. They exceeded my expectations by finishing work early, were quick to communicate, did a fantastic job of replacing the siding and the team that did the install were friendly and helpful. I would solidly recommend Elite Home Exteriors!
Elite Home Exteriors NW did an outstanding job on re-siding our home. From the initial survey and quote, to scheduling and completing the work, they were extremely transparent, communicative and professional! Very happy with our new siding and paint for our home!
Ian and his team done a fantastic job. We resided our home with new siding and exterior paint. We are very happy of the outcome of their work. They did a great job!
We hired Elite to replace our 90 year old cedar shingle with Hardie siding (10 inch reveal + board/batten). They also replaced our gutters and painted the house. From start to finish, Ian and Nick were a pleasure to deal with. We closely compared their bid to another contractor and decided to go with them even though they were marginally more expensive as they added more value during the sales process to our decision making and it felt like their bid was "more inclusive". The work itself was done to a very high quality and any issues were resolved quickly and fairly. As part of the siding work, we found some significant dry rot in our sill plate and rim joist on one corner. Elite took this repair work on for a very reasonable cost and ensured it didn't impact the overall schedule. Elite were also very flexible when our requirements changed for certain sections during the process and when there was a cost differential it was always very reasonable. I would strongly recommend Elite to anyone, we are delighted with the finished product and have had many positive comments from neighbours and passers-by.
Update: The team went above and beyond. I had additional projects I needed help with on the exterior of my home and the team was right there quickly and throughly helped me accomplish them. Superior service. - Elite Home Exteriors was amazing. Definitely the largest renovation I’ve ever done my to my house and the team took care of me the entire way. They were always responsive and always took the time to answer all my questions. They even completed the project ahead of schedule! All I had to do was sit back and wait. Would defiantly recommend Elite Home Exteriors NW. They went above and beyond!
We hired Elite Home Exteriors to replace the siding on the back of our house with James Hardie Sierra 8" fiber cement as the old T1-11 siding was showing its age. The rest of the T1-11 siding on the house looked good so we opted to leave it in place except for one section where a previous owner had cut through the siding to install a dog door. We had this additional section replaced with matching T1-11 siding. After the siding was installed/replaced we had Elite Home Exteriors paint the house as well. I felt like we were in good hands throughout the entire process. Ian was very helpful guiding us through the process from start to finish and very quick to respond to any questions we had along the way. The crews that worked on the house were great and answered even more questions I had the days the work was being done. The siding looks great. The paint job looks great. These guys know what they are doing.
Ian and Nick did a great job on our bungalow downtown. It was a full siding replacement, roof, and paint job. It was a big job. We got six quotes because we were interested in repairing the original siding under the outer layers. We eventually realized this wasn't feasible because there wasn't any barrier under the original siding - not even paper which does exist on some early 1900s houses. Ian was great at listening to our requirements and just as good at getting his team to implement them. We are very happy with the work they did and would highly recommend them. Simply put, after getting all the quotes it was clear Ian understood what we wanted when he put it in writing. More importantly it was all delivered at the cost that was in the quote. I'd highly recommend this company to anyone.
We worked with Elite Home Exteriors NW for both replacing our roof and refreshing our exterior paint. Ian and all of his crew were incredibly great to work with, staying communicative along the whole process from start to finish and being flexible with their schedules! Additionally, they took extra measures to ensure the outcome of those projects (i.e. pressuring washing the entire house, cleaning up gutters, and fixing/replacing broken siding). Both projects went along without a hitch and our home looks brand new (and AMAZING). Quality products, quality service, but more importantly…quality people who take great pride in the services they provide. I highly recommend them to anyone needing to replace or upgrade their homes. It was a brilliant experience and couldn’t be more thankful for hiring them.
Ian did a great job of managing this project (adding Hardie Shake accents to the front of the house) and was knowledgeable and very responsive to all of my questions. The crew did an excellent job and completed the work on-time. The house looks great!
Ian , Nick and their team recently resided, painted and replaced the windows of our home. They were extremely professional and their care for the customer exceptional. Communication was excellent throughout the project , they kept us informed and answered our many questions. The final result is amazing ! So glad we have found their company . We highly recommend EliteHomeExteriorsNW.
Ian and Nick were very professional and great to work with . The project was residing, painting and replacing all windows of our house . Their care for the customer is exceptional . The communication was excellent from the initial quote and throughout the project. They kept us informed and answered our many questions . The final result is amazing ! They went above and beyond to ensure we were happy . We highly recommend Elite Home Exteriors NW .
Elite Home Exteriors NW did a complete residing (Hardi) and painting of my 2-story house. All team members, (company rep, siding and paint) were professional, thorough, and detail oriented. The final result is superb. There aren't enough positive adjectives to describe the excellent job on all fronts these folks did. I would highly recommend this company!
This project was a complete Hardi residing of a two story house with complicated roof lines and many windows. The siding work was completed in November and final paint in March '21 (due to our typical Vancouver WA rainy weather moving in for the season!). The final result is excellent! Both teams, siding and paint, were meticulous and focused on the finer details. They were a pleasure to work with. From initial quotes through to regular updates during the project, communication was responsive and thorough. Ian, co-owner and customer facing rep, was a pleasure to work with and his customer focused attention was exceptional. I highly recommend Elite Home Exteriors NW.
