Planning a major exterior renovation? Learn how window condition, flashing, hidden water damage, and future remodeling plans should determine whether you replace your windows, siding, or both.

Replacing your home’s siding is a major investment. Replacing the windows can be, too. If both projects are on your long-term improvement list, deciding which one should happen first can prevent duplicated labor, damaged finishes, and avoidable waterproofing problems.

For many homes in Portland, Oregon, Vancouver, Washington, and the surrounding Pacific Northwest, the best answer is to coordinate the projects rather than treat them as completely separate upgrades. Windows, flashing, the weather-resistant barrier, trim, and siding must work together as one exterior system. The right sequence depends on the condition of the windows, the type of installation planned, and what may be hiding behind the existing siding.

At Elite Home Exteriors NW, we specialize in complete siding replacement and building-envelope details designed for our wet regional climate. This guide explains how to choose the right order for your home.

The Short Answer: Should Windows or Siding Be Replaced First?

If you already know that your windows need to be replaced soon, it is generally best to replace them before the new siding—or coordinate both projects at the same time. This allows the window flashing, weather barrier, trim, and siding to be integrated in the proper order.

However, replacing the siding first may make sense when:

  • Your existing windows are relatively new and performing properly.
  • There are no signs of leakage, fogging, frame deterioration, or operational problems.
  • You do not expect to replace the windows for many years.
  • The siding is actively failing and needs immediate replacement.

The condition of the entire wall assembly matters more than a universal “windows first” or “siding first” rule. A careful exterior evaluation should consider both components before work begins.

Why Windows and Siding Must Work as One System

Z Metal Flashing Window Flashing InstallationSiding is not the only layer protecting a home from rain. Water can move behind exterior cladding, which is why the materials and details underneath it are so important.

A properly planned exterior wall can include:

  • Structural wall sheathing
  • A weather-resistant barrier
  • Self-adhered flashing membrane around window and door openings
  • Head flashing or Z-metal above openings
  • Properly detailed sill and jamb flashing
  • Exterior window and door trim
  • Siding installed with the required clearances
  • Compatible exterior sealant at specified transitions

These layers must overlap in a way that directs water down and out—not behind the wall. You can learn more about these components in our guide to HydroGap, Tyvek, and flashing systems behind siding.

In Portland and Southwest Washington, wind-driven rain and long periods of wet weather can expose weak window and siding details. A beautiful exterior will not provide reliable protection if the layers behind it are disconnected or incorrectly installed.

When You Should Replace the Windows Before the Siding

Replacing the windows first is usually the better approach when the windows are already near the end of their useful life. This is especially important if a full-frame window installation is planned.

Consider replacing the windows first when you notice:

  • Water stains below or beside a window
  • Soft, swollen, or deteriorated window trim
  • Condensation or fogging between glass panes
  • Drafts around the frame
  • Windows that stick, bind, or no longer lock correctly
  • Cracked frames or failed seals
  • Interior staining or bubbling paint near an opening
  • Known installation or flashing defects

A full-frame window replacement can disturb the surrounding trim, flashing, weather barrier, and siding. Completing that work before the new siding makes it easier to establish a continuous drainage plane and finish the exterior cleanly.

If the windows are replaced after brand-new siding has been installed, portions of the new trim or siding may need to be removed and reworked. That can add labor and make proper flashing integration more difficult.

When Replacing the Siding First Can Make Sense

You do not need to replace good windows simply because you are installing new siding. If the existing windows are newer, properly installed, and free from leakage or deterioration, they can often remain in place during a full siding replacement.

The siding may deserve priority when it has:

  • Soft or rotting areas
  • Cracks, gaps, buckling, or warping
  • Repeated paint failure
  • Loose panels or boards
  • Missing or improperly installed flashing
  • Mold, mildew, or moisture staining
  • Pest or termite damage
  • Known problems with older engineered wood, cedar, vinyl, EIFS, or improperly installed fiber cement

Failing siding can allow moisture to reach the sheathing and framing. Waiting several more years for otherwise serviceable windows to age may allow the wall damage to become more expensive. Read more about the warning signs on our dry rot and hidden water damage page.

During siding replacement, the existing window openings should still be inspected carefully. The contractor should evaluate the surrounding sheathing, flashing, trim, and transitions rather than simply installing new siding around whatever is already there.

Why Replacing Windows and Siding Together Can Be the Best Option

When both products are aging or failing, completing the projects together can create the best opportunity to rebuild the exterior as a coordinated system.

Potential advantages include:

  • Better access to the rough window openings
  • Proper integration of window flashing with the weather barrier
  • Fewer disruptions to newly installed siding and trim
  • Consistent exterior trim dimensions and design
  • Easier repair of hidden rot or damaged sheathing
  • One coordinated exterior design plan
  • Less duplicated setup, removal, and finish work

Doing both projects together does not automatically guarantee a better result. The installation details and communication between trades still matter. The scope should clearly identify who is responsible for window removal, rough-opening repairs, flashing, weather-barrier integration, trim, siding, sealant, and final inspection.

Full-Frame vs. Insert Windows: Why the Installation Type Matters

The planned window method can change the best project sequence.

Full-Frame Window Replacement

Windows Vancouver WashingtonA full-frame replacement removes the existing window unit down to the rough opening. This provides access to inspect the opening and install new flashing details, but it also affects the surrounding exterior. When new siding is planned, full-frame windows are generally best installed before or during the siding project.

Insert or Pocket Window Replacement

An insert window is installed within an existing frame. It usually disturbs less exterior siding and trim, but it does not expose the entire rough opening or correct every hidden flashing problem. Insert windows may be an option when the existing frame is sound and properly integrated, although the home should be evaluated individually.

Homeowners should ask the window contractor exactly what will be removed and how the new unit will be flashed. The word “replacement window” alone does not explain how the opening will be handled.

What Proper Window Flashing Should Accomplish

Window flashing is intended to direct incidental water back toward the exterior. It should be integrated with the weather-resistant barrier using a layered, shingle-style sequence so water continues downward instead of becoming trapped behind the wall.

Depending on the home and approved project specifications, an exterior system may incorporate materials and details such as:

  • Benjamin Obdyke HydroGap® drainable housewrap
  • HydroFlash® self-adhered flashing membrane
  • Sill, jamb, and head flashing
  • Z-metal flashing above window and door trim
  • Flashing at siding joints and material transitions
  • OSI QUAD MAX® sealant at specified joints
  • Correct clearances around roofs, decks, masonry, and horizontal surfaces

Caulking alone is not a substitute for proper flashing. Sealant is one part of the system, but the wall should not depend on a single exposed bead of caulk as its only defense against water.

For homes receiving fiber cement siding, we follow product-specific requirements and established installation practices. Homeowners can also explore James Hardie’s official siding resources for information about its products and exterior design options.

What Happens When Hidden Rot Is Found Around a Window?

Dry Rot Mold Window LeakHidden damage is common around windows because they interrupt the wall’s drainage plane. If the original flashing was missing, reversed, punctured, or poorly connected to the weather barrier, water may have been entering the wall for years without an obvious interior leak.

Once the old siding and trim are removed, a contractor may discover:

  • Deteriorated plywood or OSB sheathing
  • Rotted framing or window bucks
  • Wet or damaged insulation
  • Mold or fungal growth
  • Insect or termite damage
  • Missing head flashing
  • Torn or incorrectly lapped housewrap
  • Old repairs that covered the symptoms without correcting the cause

The damaged material should be evaluated and repaired before it is covered with new siding. Our project portfolio includes siding replacements where previously concealed moisture and structural damage had to be corrected as part of the exterior renovation.

Can Existing Windows Stay During James Hardie Siding Replacement?

Yes. Serviceable windows can often remain in place while the existing siding and trim are replaced. The critical question is whether those windows and their surrounding openings are sound enough to integrate into the new exterior system.

During planning, consider:

  • The windows’ age and remaining expected service life
  • Whether they have leaked in the past
  • The condition of the frames and exterior trim
  • Whether head flashing is present
  • How the existing window flange or frame relates to the wall
  • Whether the planned trim thickness will work with the window projection
  • Whether future window replacement would require cutting into the new siding

If the windows are likely to need replacement in only a few years, handling them during the siding project may be more practical. If they are in excellent condition, a properly planned siding installation can preserve them.

Learn more about the profiles and design options available on our James Hardie siding products page and why certified installation matters on our James Hardie siding contractor page.

Common Problems When Windows Are Replaced After New Siding

Replacing windows later is possible, but it requires careful planning. Potential complications include:

  • Cutting or removing recently installed siding
  • Disturbing the weather-resistant barrier
  • Damaging exterior trim or paint
  • Creating trim dimensions that do not match the original design
  • Relying on surface sealant because the underlying flashing is difficult to access
  • Voiding or complicating workmanship responsibilities between contractors

If you plan to keep existing windows during siding replacement, tell your siding contractor about any future window plans. Details can sometimes be selected during the siding project to make later work less disruptive.

Questions to Ask Before Starting Either Project

Before signing a window or siding contract, ask:

  1. Are my current windows suitable to remain through a full siding replacement?
  2. Will the window installation be full-frame or insert-style?
  3. Who is responsible for inspecting and repairing the rough openings?
  4. How will the window flashing connect to the weather-resistant barrier?
  5. Will head flashing or Z-metal be installed above the exterior trim?
  6. What happens if hidden rot, damaged sheathing, or framing deterioration is discovered?
  7. Will new windows change the size or projection of the exterior trim?
  8. How will the siding and trim be protected if the windows are replaced later?
  9. Which contractor is responsible for the final water-management details?
  10. Are the installation and workmanship warranties provided in writing?

You can find additional planning information in our siding replacement process guide and siding FAQ.

Local Considerations for Portland and Vancouver Homes

Homes across the Portland–Vancouver metro area vary widely in age, architecture, and original construction methods. Older Portland homes may have layered remodeling work, wood windows, cedar siding, or limited original flashing. Newer suburban homes may still experience problems when windows, decks, rooflines, or manufactured stone were not integrated correctly.

We commonly evaluate exterior systems in Portland neighborhoods such as St. Johns, Sellwood-Moreland, Eastmoreland, Laurelhurst, Alberta Arts District, Bethany, and Multnomah Village. Across the river, homes in Vancouver, Camas, Ridgefield, Battle Ground, Felida, Salmon Creek, Brush Prairie, and Washougal face many of the same wind-driven rain and moisture-management concerns.

Homeowners can explore our complete Oregon service areas and Southwest Washington service areas to learn more about local siding replacement services.

Frequently Asked Questions About Replacing Windows and Siding

Is it cheaper to replace windows and siding at the same time?

It can reduce duplicated exterior labor and avoid removing newly installed trim or siding later. The actual savings depend on the window type, home design, access, siding material, and amount of hidden damage. Ask for a clearly coordinated scope rather than assuming that bundling automatically lowers every cost.

Will a siding contractor remove and reinstall my windows?

Not always. Siding and window scopes vary by contractor. Confirm who will supply and install the windows, repair rough openings, integrate the flashing, install the exterior trim, and provide warranties before the project begins.

Can new siding fix a leaking window?

New siding alone cannot correct every window leak. The source may involve the window unit, rough opening, sill, flashing, trim, wall penetration, or a roof or deck detail above it. The cause should be identified and corrected before the wall is closed.

Do windows need to be removed to replace siding?

Usually not. Windows that are sound and staying in the home can generally remain while the old siding and exterior trim are removed. Their condition and flashing transitions should still be evaluated.

Can you replace siding during Portland’s rainy season?

Exterior work can be completed during much of the year when the contractor monitors weather, sequences removal carefully, and protects exposed wall areas. Project schedules may change during severe rain, wind, freezing conditions, or when unexpected structural repairs are discovered.

Plan Your Siding and Window Projects in the Right Order

If your siding is failing and your windows are also aging, do not plan the two projects in isolation. A coordinated evaluation can help you avoid disturbing newly completed work and create a better opportunity to integrate the windows, flashing, weather barrier, trim, and siding correctly.

Elite Home Exteriors NW provides complete siding replacement consultations throughout Portland, the Oregon metro area, Vancouver, and Southwest Washington. We can evaluate the visible condition of your siding and window transitions, explain the exterior scope, and help you determine whether your existing windows should remain or be addressed as part of your broader renovation plan.

Working with Ian and his team was a wonderful experience. We met with a handful of companies before picking a contractor. Most spent hours mansplaining how siding works through formal presentations with imagery of worst case scenarios and reasons for why you should only work with their team. Ian listened to us, respected our time, and was very easy to work with. His team did incredible work with the siding and roofing on our house, and they went above and beyond to help us add a new covered entrance to our home. Our house feels brand new and we couldn’t be happier with it or our experience throughout this process.

Really wish we were able to give 6 stars here... Bottom Line: Elite Home Exteriors NW (Ian & the whole team) made one of the largest projects we've tackled absolutely seamless with spectacular results. We are soooo happy with how everything turned out! Our home was built around 1920, covered in very old cedar shakes and was probably one of the more... interesting and "unique" houses this team had to work with. Nothing is square/level, exterior electrical conduit/plumbing stack everywhere, we found dry rot and missing sheathing - you know, all the fun problems. Ian convinced us (and later proved to us) that his team could handle it. Some of the highlights of Elite's work: - From the first meeting with Ian and getting a proposal, we knew we were getting an honest and genuine quote. He made us feel so comfortable with the project and helped us see the end result - The quote came in and hit our budget goal, right from the get go - The crew that came to demo and remove all the old siding were great to work with. They identified problems, notified us promptly and came up with some great solutions to resolve (dry rot, missing studs, missing sheathing) - The same crew cleaned up every night before they left and were always ready to go first thing in the morning - New house wrap (great house wrap by the way) and siding went up over the course of a week. We were super impressed with some of the specialized cuts they had to make! - Later, they pressure washed the ENTIRE house (including the deck) and started caulking. The caulking in and of itself looked fantastic - A separate painting crew came through and finished up the project ahead of schedule. The overall masking and attention to detail getting all the eaves, beams, gutters, downspouts painted went flawlessly (props to Sherwin Williams paint BTW) Overall, what we thought was going to be a long, drawn-out and stressful project only turned out to be the exact opposite. Ian's crew(s) took just over a month to finish this two story house with detached garage. We still walk around the house every night and admire the quality of the work and reflect on just how happy we are with the whole situation. It honestly feels like a brand new house... We would HAPPILY recommend Elite Home Exteriors NW to anyone looking to tackle siding replacement and painting for their homes!

The South wall of the house had rot and cut siding from a previous connected wood deck. Ian was a pleasure to work with and a consummate professional from start to finish. He answered detailed questions, gave me several options to fit within my budget. Ian communicated with me throughout the process, and was accommodating when I requested more detail, or a change during planning phase. His crew shows up on schedule, were friendly and courteous of my property, and cleaned up thoroughly before leaving. The job was completed quickly and within budget. The new siding and paint is an asset to this house and exceeds my expectations. I enjoyed working with Ian, and would recommend Elite Home Exteriors NW to anyone considering a siding update for their home.

Nice job by Nick and his team. I'm a realtor and needed to have a vinyl repair job done for my client. The vinyl siding was melted by long term use of a BBQ grill. Nick & crew matched the style and color perfectly. The job was done quickly, on time, and the invoice matched the quote. If you need the job done, and done correctly, call Elite Home Exteriors, they'll take care of you. Look no further! Dennis Hildebrand

We hired Elite Home Exteriors to remove vinyl siding and replace it with Hardie lap siding. We were concerned that water may have leaked behind the vinyl siding and caused unseen damage. We got several bids and Ian's bid was not the lowest, but it was the most detailed in terms on scope of work and he offered a much better warranty than the other companies. Ian patiently answered all of my questions either verbally or by email and made me feel comfortable with his competence to do a great job for us. And he did! His crew was well-trained and paid attention to detail. The work was done well and completed in a timely manner. The workers cleaned up after they finished and did not leave any loose ends. I highly recommend Elite Home Exteriors for any siding project you may be considering.

Needed some siding and soffit work on a 1922 aluminum siding dormer. Ian came out, looked at the project, and started the very next week. All of his workers were top notch and friendly. They even relocated a squirrel family living in our eaves. This job was done quickly and efficiently and the communication was excellent. Ian came out several times to check on the work and answer any questions we had. Their cleanup was great- just a few stray nails and debris, but that’s to be expected. He actually fixed a couple of areas that weren’t in the scope of the project for no extra charge. The painters he subcontracted with were also wonderful. I HIGHLY recommend Ian and his team for any of your siding needs.Couldn’t have gone smoother and I know that’s not always the case.

We invited Ian to provide an assessment and bid on some decaying wood decorative shingles on our home. From the minute he pulled up and walked around, this felt like someone I could trust. There was one area of concern that may have some rot into the house. When his team got to that section they were unsure what they would find. And to my pleasant surprise and appreciation, they found nothing. A small section that he fixed for free, not more in the bid. His team was prompt, friendly, and did an exceptional job. From preparation to final clean up, this is the type of vendor you want to have everyone emulate his professionalism, honesty, and commitment to follow up and making things right. He has earned our business for life and would recommend him to any friends, family, or neighbors.

Excels at communication, follow up and explains everything in a friendly non-pressure way. I interviewed three other contractors, before settling on Elite. I knew I would be in good hands for this huge investment with Ian as he was genuine and sincere about providing the best result. Both the siding and the paint crew are top notch professionals, with a great work ethic and attention to detail, they are Hardie trained so you can be sure the installation was done to the highest standard and it shows! Ian Vidovic is the owner/manager of Elite Home Exteriors, and we consider ourselves extremely fortunate to have accepted his bid for replacing the hardi-plank siding on an exterior wall of our house in Camas, Washington. Our house is on Prune Hill, and the eastern wall faces the onslaught of the Gorge winds and its rain, snow, and ice storms. Long-term damage in our 22-year old house included dry rot all the way to the studs. Ian's bid was not only reasonable, but his word was bond. His crews came on time, as promised. The demolition was completed in one day. The replacement siding in another day. The wall was pressure-washed and painted by a professional crew. Ian was honest, communicative, and very personable. He is the BEST contractor we have ever employed, and we highly recommend him and his company. Stephen Chipps & Laura Sherrill

Ian did incredible work for my clients and I!! I am a real estate broker and it's so difficult to find a siding company that can work within the timing constraints of a real estate transaction. Ian did! In the inspection period, it was discovered that my client's soon-to-be-home had siding that was completely failing. Ian went out same day to take a look and provided a quick and accurate quote a few hours later. Not only was his pricing reasonable, but he was able to get the siding job completed before the close of the transaction. My clients have moved into their freshly sided home and are eager for Spring so they can work with Ian to paint it!! He was so communicative and friendly throughout the process. I will be calling him for my own home and recommending him to clients as well! 10/10!

I would definitely recommend calling Ian at Elite Home Exteriors NW. He is a certified Hardi Plank installer. We unfortunately hired another company to save a couple thousand dollars. (Small HOA, I was out numbered) I really wanted to hire him for several reasons. They are Elite Preferred Installers and definitely deserve and have earned the title. Ian was so helpful and knowledgeable when we were getting estimates for the job. Even though we used a different siding company, he was kind enough to come and inspect the job after installation and before painting!. So thankful he did this for us! He found a piece of Z metal flashing was completely missing on top of a trim board. These details are so important! And something a layman like us, are just not going to notice. He also pointed out how thin the caulking line is. I noticed it was not a nice pretty, straight, clean line. Definitely makes sense that it should be thicker. He also would have replaced the old plastic vents with a newer type that birds can't get into and build their own little homes. Which makes perfect sense! When your replacing 26 year old siding you should upgrade vents also. I really can't express how much I appreciate all of Ian's help. I would highly recommend hiring him for your Hardie Plank installation. He knows the product and installation process very well and has a sharp eye for details. Which is really what you want and need when spending thousands on siding. Thank you Ian! Thank you so much for all of your help.

My home has a fairly complex exterior, and we were looking to re-side the home as we were dealing with constant issues of water intrusion. I was searching the greater Portland/Vancouver area for Siding Contractors for Hardie Siding, as we really just wanted something that would hold up against the elements and protect us in the case of any nearby fires (we’re close to some woods). After meeting Ian from Elite Home Exteriors, we decided to go with him and we couldn’t have been happier that we decided to go with him as out Siding Contractor. We had additional problems from the water damage too, and the folks he recommended were also top notch. Ian and team are a James Hardie Elite Preferred Siding Contractor, which means basically that he’s passed the highest certification for installing James Hardie siding products. I would work with him again, but based on his fit and finish, I probably won’t need to! Thanks Ian!

I have to say, Ian has been a joy to work with. He is professional, thoroughly helpful, knowledgeable, and detail focused. His standards for fit and finish meant that the job is done right the first time… which is not something I can say for every siding contractor I’ve ever worked with. For what it’s worth, Ian is a James Hardie Elite Preferred Siding Contractor, which means he has passed the highest standards of how to properly and beautifully install James Hardie siding products. Hardie siding is a pretty great fit for the northwest, as it resists both water AND fire… I am frankly relieved by no longer having to worry about water intrusion after the great job that Ian and Elite Home Exteriors did on our home. I would absolutely work with them again.

Working with Ian and his company was an absolute pleasure. I currently own 2 homes and have had 3 previous houses, so I’ve had experience with many contractors over the last 20 years and most are not good. My husband and I had a water intrusion issue (undisclosed to us during a house purchase) that we subsequently discovered for ourselves 6 months later in the rainy season. After meeting with many contactors to figure out how to execute the repair, we decided that their prices were outrageous even for just a patch job and we decided to do the right thing and replace all the wood siding with Hardie plank. My husband found Ian online, and we met with him. He is excellent at communication, through emails/text and/or phone calls. He was always pleasant to meet with and didn’t talk to me as if I was a dumb homeowner, which happens quite a bit in this industry. He was happy to answer all my questions and work with us on a documented design for adding architectural details so there was no questions on how the job would look. He and his crew were always punctual and professional. They finished the job ahead of schedule and did everything promised. Honestly, the water intrusion situation was very stressful, but Ian made it a pleasure to get resolved. I am so happy that we went with him and have had excellent results. My high-strung HOA was even happy about his work and gave us a compliment. I wholeheartedly recommend him, and I would be happy to talk to anyone wanting a reference about our pleasant experience. It isn’t every day that such a huge job is completed with such ease and professionalism. I 100% recommend working with Ian and Elite Home Exteriors NW – you won’t be disappointed!

Glad I hired Ian and his team to replace siding on the south-facing side of my house. Communication with Ian throughout project was as good as any contractor I've worked with. The work was done well, went smoothly, just what you want. Also glad to see them not show up in expensive vehicle wrapped graphics, etc that the customer pays for. I'll have more siding to do on my house and will hire them again.

Work performed - Independent Siding Consultation and Detailed Work Estimate We contacted Ian V. at Elite Home Exteriors NW after searching online for a specialist siding contractor and then speaking to his father in WA while Ian was on a family vacation… he came to quote promptly upon his return, for a very large exterior home renovation project. The bid came from Ian quickly, following a thorough walk-through inspection and in great detail, and was several thousand dollars less than 2 other bids we’d received for exactly the same scope of work. Although we chose to use another company to work with, Ian remained gracious, asked some great questions to remain involved with our decisions, and even came and visited the work site to consult after siding work had started (and framing/shiplap was exposed to assess damage and advise). He wanted to ensure that although we weren’t employing his company, that his competitor wasn’t missing anything that would jeopardize the success of the overall project and that we could feel confident in our discussions with them when the time came to discuss details of the repair process. When asked about compensation for this service, he graciously declined, gave us his ideas and thoughts so we could remain entirely informed, and confident of the work being performed. He remained available as an independent resource. We know there are a lot of choices to make when renovating a home, and although we didn’t use Elite in this occasion, we feel extremely lucky to have met Ian and look forward to working with them in some capacity in the future. Incidentally, he connected us to his roofing colleagues who replaced our roof and our experience with them was second to none… the pair are a real class act. Wholeheartedly recommend contacting them, allowing them to bid on work and discussion expectations, as they are very experienced in quite unorthodox situations relating to siding repair, replacement and dry rot arising from compromised stucco and EFIS. We honestly can’t thank Ian & his team enough for caring (unequivocally) for us from the outset.

We used Ian to repair the dry rot on our current home. He was extremely responsive and his team did a high quality job. We then asked him to look at the siding on our new home and he came the following day! Wouldn't trust our siding work to anyone else.

I chose to contract the team at Elite Home Exteriors NW to replace my siding as they had a fair price and provided a detail guide of materials, process and standards. They exceeded my expectations by finishing work early, were quick to communicate, did a fantastic job of replacing the siding and the team that did the install were friendly and helpful. I would solidly recommend Elite Home Exteriors!

We hired Elite to replace our 90 year old cedar shingle with Hardie siding (10 inch reveal + board/batten). They also replaced our gutters and painted the house. From start to finish, Ian and Nick were a pleasure to deal with. We closely compared their bid to another contractor and decided to go with them even though they were marginally more expensive as they added more value during the sales process to our decision making and it felt like their bid was "more inclusive". The work itself was done to a very high quality and any issues were resolved quickly and fairly. As part of the siding work, we found some significant dry rot in our sill plate and rim joist on one corner. Elite took this repair work on for a very reasonable cost and ensured it didn't impact the overall schedule. Elite were also very flexible when our requirements changed for certain sections during the process and when there was a cost differential it was always very reasonable. I would strongly recommend Elite to anyone, we are delighted with the finished product and have had many positive comments from neighbours and passers-by.

We hired Elite Home Exteriors to replace the siding on the back of our house with James Hardie Sierra 8" fiber cement as the old T1-11 siding was showing its age. The rest of the T1-11 siding on the house looked good so we opted to leave it in place except for one section where a previous owner had cut through the siding to install a dog door. We had this additional section replaced with matching T1-11 siding. After the siding was installed/replaced we had Elite Home Exteriors paint the house as well. I felt like we were in good hands throughout the entire process. Ian was very helpful guiding us through the process from start to finish and very quick to respond to any questions we had along the way. The crews that worked on the house were great and answered even more questions I had the days the work was being done. The siding looks great. The paint job looks great. These guys know what they are doing.

Ian and Nick did a great job on our bungalow downtown. It was a full siding replacement, roof, and paint job. It was a big job. We got six quotes because we were interested in repairing the original siding under the outer layers. We eventually realized this wasn't feasible because there wasn't any barrier under the original siding - not even paper which does exist on some early 1900s houses. Ian was great at listening to our requirements and just as good at getting his team to implement them. We are very happy with the work they did and would highly recommend them. Simply put, after getting all the quotes it was clear Ian understood what we wanted when he put it in writing. More importantly it was all delivered at the cost that was in the quote. I'd highly recommend this company to anyone.

We worked with Elite Home Exteriors NW for both replacing our roof and refreshing our exterior paint. Ian and all of his crew were incredibly great to work with, staying communicative along the whole process from start to finish and being flexible with their schedules! Additionally, they took extra measures to ensure the outcome of those projects (i.e. pressuring washing the entire house, cleaning up gutters, and fixing/replacing broken siding). Both projects went along without a hitch and our home looks brand new (and AMAZING). Quality products, quality service, but more importantly…quality people who take great pride in the services they provide. I highly recommend them to anyone needing to replace or upgrade their homes. It was a brilliant experience and couldn’t be more thankful for hiring them.

This project was a complete Hardi residing of a two story house with complicated roof lines and many windows. The siding work was completed in November and final paint in March '21 (due to our typical Vancouver WA rainy weather moving in for the season!). The final result is excellent! Both teams, siding and paint, were meticulous and focused on the finer details. They were a pleasure to work with. From initial quotes through to regular updates during the project, communication was responsive and thorough. Ian, co-owner and customer facing rep, was a pleasure to work with and his customer focused attention was exceptional. I highly recommend Elite Home Exteriors NW. They are experts and top of the class in this business.
